The volume of investment in Romania’s commercial property sector reached €330 million in Q3 2022 and €667 million in the first nine months, while in the first three quarters of 2021 the investment market stood at around €550 million, according to Colliers. 

7R has completed the sale of 7R Park Goleniów II to Macquarie Asset Management. The BTS (build-to-suit) format warehouse in Goleniów, near Szczecin, comprises of 62,500 sqm of logistics space and 3,100 sqm of office space. The facility is fully leased to FIEGE, a German mail-order retailer and global e-commerce giant. The price has not been disclosed. This is the second deal between Macquarie Asset Management and 7R closed within the last few months. In August 2022, the investor also acquired the 7R City Flex Warsaw Airport I facility.

The sale comprises eight properties totalling around 109,000 sqm of lettable space with an annual rental income of approximately €16 million, plus one plot of land. 

White Star Real Estate has sold the 17,000 sqm Krisztina Plaza office building in Central Buda. The name of the buyer was not disclosed.

Czech real estate funds are attracted to invest abroad, and not only in Poland. ZDR Investments is now heading to Austria to acquire a retail park in Voitsberg, Austria, for the second time. It is now investing €12.3 million. In total, the group has already invested six times in Austria, writes E15.cz.

Łużycka Office Park (buildings A, B, C and D) and Łużycka Plus, all located in Gdynia, have a new owner - a joint venture of Czech open-ended real estate fund Investika and Luxembourg-based private equity investor Bud Holdings. The price has not been disclosed. 

Berlin-based Catella Residential Investment Management GmbH has sold two centrally located fully-let residential and student housing assets in Warsaw and Kraków in Poland to institutional investors in Austria and the Netherlands for more than €60 million on behalf of Munich-headquartered AIFM platform Catella Real Estate AG (CREAG).

Immofinanz has successfully completed the sale of additional office properties. Two office buildings in Vienna were sold to the Austrian Winegg Group for an attractive market price of approximately €60 million. These two properties have 7,000 sqm of space in total and are occupied by long-term tenants.

The real estate and construction sector has attracted around €12 billion of foreign direct investments (FDI) in the last ten years, as the share of this economic activity in the overall FDI stock increased to a level of 17.4% at the end of 2021, compared with 9.2% in 2012, according to data from the National Bank of Romania analyzed by real estate consultancy Cushman & Wakefield Echinox. 

Union Investment has acquired a new logistics building in the Polish town of Września, around 50 km east of Poznań. The acquisition will be added to the holdings of institutional fund UII Garbe Logistik Fonds. The seller is Netherlands-based online retailer vidaXL. The parties have agreed not to disclose the purchase price.
