Poland’s commercial real estate market is showing strong signs of stabilisation. According to the latest report by BNP Paribas Real Estate Poland, the total investment transaction volume for January to September 2024 exceeded €2.68 billion, marking a year-on-year increase of nearly 57%, with office assets being the top-performing sector.

The total volume of investments from six CEE countries reached €5 billion in the first three quarters of 2024, and next year the regional real estate investment market could exceed €10 billion, according to a Colliers report.

Invesco Real Estate has acquired Cloud One Gdańsk hotel in Poland on behalf of its German client. The seller is Granaria Development Gdańsk, a joint venture entity created by Immobel and Multibud. The price has not been revealed.

Nepi Rockcastle has acquired the Silesia City Center mall in Katowice, in the Silesia province of southern Poland for €405 million, in one of the largest shopping centre transactions in Central and Eastern Europe in recent years. The vendors are Allianz (45%), Kamsa Luxco (45%) and Cura Beteiligungsgesellschaft (10%). Silesia City Center extends over 88,400 sqm of gross lettable area (GLA) and is a dominant shopping centre in Katowice, economically one of the strongest cities in Poland, with average spending per capita exceeding the national average by 35%.

Hungary's Indotek Group completed the acquisition of a stake in Auchan's domestic hypermarket business over the weekend. In addition to the 47% stake in the retailer, the real estate investor will also take over the operational management of the Auchan chain. The competition authority has already approved the acquisition, Indotek said.

Praktiker Real Estate, the property company owned by Turkish investor Omer Susli, has purchased the Muntenia Business Center offices, in central Bucharest, from Longshield Investment Group for €8 million.

UBM Development is selling a non-core asset in Poland for €17.85 million to a Polish entity Rewa. The project Galeria Szperk is a shopping centre with 57 well-known chains, national and local brands, including attractive retail and service outlets in Kosakowo (Gdynia), Poland.

pbb Deutsche Pfandbriefbank (pbb) has underwritten an investment facility, totalling €38 million to refinance a retail park portfolio called Vendo Park in Poland for Trei Real Estate.

Real Management has secured additional credit financing amounting to PLN 120 million (ca €28 million), which will be allocated to the expansion of its development activities. The financing was provided once again by mBank S.A.

The location of the winter harbour in Bratislava is going to change to a new district, reports SME.sk. At stake are plots worth hundreds of millions.
