Warehouse developers go greener in Poland

Every year, the number of BREEAM and LEED-certified warehouse buildings in Poland increases. There are several reasons for the growth of sustainable development in the sector. On the one hand, educated tenants put pressure on developers. On the other hand, developers themselves increasingly adhere to the decisions of the Paris Agreement, which sets out a global action plan to prevent global warming. In the latest development schemes, companies strive to reduce the negative impact on the environment through more thoughtful development planning and by reducing the carbon footprint. Currently, certification is particularly popular in the office sector. But warehouse developers increasingly strive to meet the BREEAM or LEED construction standards too. Often long before the completion of the scheme, warehouse developers try to demonstrate that the project meets the requirements of sustainable construction and ecology by obtaining pre-certification. Indeed, the new green construction standards for new buildings are slowly becoming the norm within the warehouse sector.

eMAG invests €90 million in new Romanian logistics centre

Romanian online retailer eMAG is investing €90 million in a new logistics centre near Bucharest. Construction works for the 130,000 sqm facility will begin this month and completion is scheduled for September next year. By July 2022, all automations and technologies at the centre should be operational.

Poland’s warehouse developers become more risk-averse

The first half of 2020 was the strongest on record for the warehouse and industrial market in Poland, says Savills. Despite COVID-19 challenges, take-up set an all-time high halfway through the year. Poland’s industrial market sees record tenant interest

Gross demand on the Polish industrial market reached 2.2 million sqm in H1 2020 which is the best result for the first half of the year in the market’s history. New leases and expansions accounted for nearly 1.7 million sqm, which is a 30% improvement y-o-y. This means that Poland is the only country in Europe to have seen net demand growth in H1 2020, according to JLL.

Panattoni builds new city logistics asset in Warsaw

Panattoni has announced another Warsaw development, which is to be built on a 1.9 ha site next to the S7 junction with the S8 expressway just a few kilometres from Warsaw's Chopin Airport. City Logistics Warsaw Airport II will have an area of 9,000 sqm and construction work is to begin in August.

Poland’s warehouse market remains resilient to COVID-19

The Polish warehouse market maintained its robust momentum in the first half of 2020, with a record 2.38 million sqm leased. Gross take-up in the second quarter of 2020 – during a time of strict COVID-19 lockdown measures - was as much as 50% higher compared to the same period in 2019, at 1.36 million sqm. Such good outcomes were the result of high demand for space on the back of booming e-commerce trade and numerous BTS transactions which commenced earlier in the year, according to Axi Immo.

Panattoni secures 12,000 sqm lease in Łódź

Panattoni has signed its latest lease with Terg, the owner of the Media Expert consumer electronics chain. The tenant is to occupy more than 12,000 sqm at Panattoni Business Center Łódź III in the city’s Widzew district, which it will be taking up in September 2020. Colliers International advised the tenant for this transaction.

New leases

  • GTC has extended its lease for 1,700 square meters of office space with pharmaceutical company Egis Polska. The company will continue its operations in the Corius building at the Aeropark Business Centre in Warsaw.
  • IMSAT, a company that offers integrated engineering, electrical, automation, and industrial technology solutions, has expanded its office space, within Bucharest-based The Bridge office building, to 3,800 sqm. The deal was brokered by Cushman & Wakefield Echinox.
  • AutoWallis Group, the automotive retail and mobility service provider, has leased 5,600 sqm for its new HQ in the mixed-use Liberty complex, developed by Wing in Budapest.

New appointments

  • Justyna Filipczak has taken up the position of Executive Vice President of the CEE residential segment and joined YIT's management team.
  • Avison Young's Valuation and Advisory team in Poland has welcomed a new member, Michał Marynowski, who takes the role of Assistant Valuer. Among other experiences, he worked at the Court of Appeal in Warsaw, where he was responsible for verifying execution documentation for selected investments, updating data in the premises database for court buildings, and analysing tender bids. Proficient in GIS, AutoCAD, and Revit, he also has strong skills in interpreting planning documents.
  • Golden Star Group, an international investment firm operating in the real estate sector, has announced the promotion of two key specialists within its Polish team. Paweł Moczybroda has been appointed Group Chief Financial Officer, while Ewa Dragunajtys has been promoted to Head of Asset Management.
