The development, located in the centre of Katowice, will offer nearly 48,000 sqm of office space, more than 1,000 sqm of green terraces, outdoor areas and social spaces. Construction of the building has already begun.

This year alone, Cavatina finalized the sale of three buildings for more than €139 million. Katowice is one of the seven markets in which the Cavatina Group operates, focusing primarily on city-generating mixed-use projects.

The name of the development is not coincidental and refers not only to the location on Grundmanna Street, but also to the legacy of the famous Katowice resident who contributed to the development of the city and its industrial transformation. Cavatina aims to revitalise the Downtown (Śródmieście) area and build a sustainable project that will bring "real value to both tenants and the local community".

Offering 48,000 sqm of office space, the complex will consist of two 7-storey buildings connected by a green patio, more than a thousand above- and below-ground parking spaces, green infrastructure and numerous amenities for tenants. Flexible co-working spaces of a higher standard have been designed in the buildings. The ground floors will provide retail and services, including restaurants, cafés, a laundry, a hairdresser, a florist or a parcel machine.

The Cavatina Holding team of architects is responsible for the design of the complex. The developer plans to fulfil the requirements for BREAAM and WELL Health-Safety Rating certifications.

According to JLL data, the office stock in Katowice at the end of Q3 2022 amounted to more than 716,000 sqm, ranking it fifth in terms of supply levels right after Warsaw, Krakow, Wrocław and the Tri-City. In the first three quarters of this year, 117 thousand sqm of office space was completed in Katowice, the most of any regional market. Of this, as much as 55,000 sqm was delivered by Cavatina Holding as part of the two Global Office Park office towers. At the end of September, however, only less than 73,000 sqm was under construction in Katowice. And market analysts forecast that the supply gap may also reach office markets outside the capital as early as 2024.

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.

European Logistics Investment (Eli) has finalised a lease renewal and expansion at its Warsaw Airport Park in Janki with Rohlig Suus Logistics.
