Investment giant Ares Management is selling two logistics parks in Czechia and one in Budapest, Czech daily Seznam Zprávy reports.
Global asset manager Ares Management recently approached investors with an offer to sell its three logistics parks located in Chrášťany, Brno-Holubice and Budapest. The sale of the parks is being managed by advisory firm Cushman & Wakefield.
In Czechia, the logistics centre in Chrášťany near Prague offers 50,800 sqm for lease, while the Brno-Holubice facility provides 71,400 sqm. Combined, the two Czech properties offer over 122,000 sqm. Annual rental income from the two Czech logistics parks is €8.4 million at full occupancy. Major tenants include Czech e-commerce leader Alza.cz, retail company Fast ČR, Zásilkovna and Ecologistic.
The Budapest centre offers tenants 69,800 sqm and was built in 2022. While tenants in Chrášťany pay €7.5 per sqm monthly, Budapest rents are €5.5 per sqm. "With approximately 192,000 sqm of total area, we are clearly talking about a transaction worth hundreds of millions of euros," says Jakub Holec, CEO of 108 Real Estate.
The timing appears favourable for Ares. "The logistics sector has long been among the most attractive segments of the real estate market. High demand for quality assets allows owners to realise sales under attractive conditions," says Zdenka Klapalová from Knight Frank. Ares acquired international business GCP for $3.7 billion in March 2025 and is now consolidating the platform under the new Marq Logistics brand.
