The Vice-President of the European Investment Bank (EIB) Teresa Czerwińska and the acting Managing Director of EIB Global, Markus Berndt, spoke at the Ukraine Recovery Conference in Lugano and shared the EIB’s views on Ukraine’s recovery. They reaffirmed the EU Bank's steadfast position on the importance and urgency of investing in Ukraine's European future, even as fighting continues across the country. Emphasising its support for the recovery plan presented at the conference, the EIB offered a new instrument, the EU-Ukraine Gateway Trust Fund. This financing instrument could support Ukraine’s early and long-term recovery and the country’s journey towards EU membership.

The logistic real estate market of Ukraine has been seriously damaged during the military aggression on the part of the Russian Federation. Warehouses are subjected to targeted attacks, as they are regarded by the aggressor as strategic objects, providing logistics, delivery of food and essential goods. Hungary's central bank acts as housing market overheats

In recent quarters, the National Bank of Hungary (MNB) has measured substantial and growing overvaluation in the housing market, which has been coupled with an increase in banking sector risks related to lending. These risks have not decreased so far even with the uncertainty related to the war situation of the past months; hence, supporting banks' resilience with regulatory tools is warranted. The Financial Stability Board of the MNB has therefore decided to raise bank capital requirements and will increase the countercyclical capital buffer rate to 0.5% from 1 July 2023, for the first time since its introduction six years ago, Hungarian economic daily Portfolio.hu reports.

Investment volume in Slovakia reaches 20-year high

A record-breaking volume of investments in commercial real estate in Slovakia was realized in the first half of the year 2022. Total investments exceeded €600 million. The record volume is largely due to the transfer of part of Penta´s original portfolio to the new developer Alto Real Estate. It influences the statistics so the office buildings gained a position of the dominant segment with around 70% share of all investments. The share of domestic capital is representing almost 70% of the total volume of transactions. Within the context of rising inflation and increasing interest rates, analysts consider yields to be bottoming out without space for further compression. Slovakia continues to maintain its reputation as a safe investment location with competitive yields, according to Cushman & Wakefield's latest report.

New leases

  • Squarepoint, a global quantitative investment management firm, has leased close to 2,200 sqm in Warsaw based Skyliner II. Squarepoint was represented in the transaction by CBRE. Legal advisory for Karimpol was provided by Argon Legal.
  • Olimpia Gallery in Bełchatów, managed by EPP, has signed new and extended lease agreements covering nearly 2,500 sqm. Bel-Pol will open a new store of approximately 1,200 sqm, while Rossmann and CCC will expand their stores to over 600 sqm each starting next year.
  • Eeze, the casino software and tech provider headquartered in Malta with offices in London, has leased 1,200 sqm of office space in Bucharest-based AFI Park Floreasca. The transaction was brokered by Crosspoint Real Estate.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
