Sofia office market closes strong year

In the second half of 2016 Class A offices in Bulgaria took 70% in the total supply, shows the latest research of Colliers International. The interest is generated mainly from companies coming from the outsourcing and IT sector, which has a growing share in the office market transactions – 60% during the first half of 2016 and 74% during the second. Their requirements include modern and functional layouts, comfortable workspace, convenient location, easily accessible through public transport, availability of restaurants, sports centers and additional services in close proximity. As a result to the active demand for this type of offices, the annual net absorption in quality Class A and B buildings in Sofia increased by 26%.

MIPIM: New trends in CEE investment

Whilst 2017’s volumes from South Africa are not likely to match 2016’s records, the numbers from Asia could well match or exceed last year’s, given the large number of potential sources that capital can hail from in that vast, deep and liquid arena. Asian investors see CEE as a risky higher return diversification opportunity compared to Western Europe according to the report released at MIPIM from Colliers International.

Poznań’s office market to grow further in 2017

After 2015's record-breaking performance, when demand totalled 64,900 sqm, 2016 closed with a very good result – office lease agreements for 64,100 sqm were signed in Poznań. An interesting trend in 2016 was the increased share of pre-let agreements in overall demand - much higher than in previous years. Also, more companies have decided to expand their office space, illustrating how buoyant the market is. JLL summarised 2016 on Poznań's office market.

HB Reavis starts major new development in Budapest

HB Reavis has gained planning consent for its next new major development, Agora Budapest, situated next to city’s busiest boulevard and the Váci Road office corridor. Construction on the first building called Agora Hub has already commenced. Agora Budapest will be built in several phases and will comprise more than 136,000 sqm of modern office spaces and retail units by 2023. The project will require an investment of approximately HUF140 billion (€447 million).

Echo Investment and EPP buy Warsaw mall for €42 million

Echo Polska Properties NV (EPP) and Echo Investment are buying Galeria Młociny in Warsaw from Rosehill Investments. The companies will pay nearly €42 million (including the liabilities of the company being the subject of the transaction) for the project which is already under construction.

EBRD invests in Romanian supermarket chain

The EBRD is joining forces with Mid Europa Partners to strengthen Romanian supermarket and convenience chain Profi Rom Food S.R.L. by providing a €25 million equity investment. Profi operates around 523 stores in more than 272 localities throughout Romania. The EBRD’s financing will support a further expansion of the network, particularly into the country’s smaller towns.

Immofinanz rebrands five Budapest office buildings

Immofinanz introduces its international office brand myhive to the Hungarian market, to be implemented in five of its office buildings in Budapest. The Greenpoint 7 and Haller Gardens have already become myhive Greenpoint 7 and myhive Haller Gardens, after a transformation process through which the properties’ common areas now offer an extended service range and improved infrastructure to encourage socialization. Plans call for the myhive concept to also be rolled-out at Átrium Park to become myhive Átrium Park, Globe 13 and Xenter 13 buildings to become myhive Thirteen.

Latest news


New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
