GLL acquires Váci 1 in Budapest

GLL acquired the multi-purpose heritage building that combines retail-, office- and service functions on 13,750 sqm at Vörösmarty Square in downtown Budapest. The seller of the recently completed UNESCO World Heritage listed premium asset is Hungarian developer Horizon Development.  The property has been added to the portfolio of Bayerische Versorgungskammer and will be managed by Munich-based real estate fund manager group GLL Real Estate Partners.

This more intense activity observed on the Hungarian industrial property market is fuelled by an increased number of leasing and sales transactions that resulted in the net absorption rate outpacing the new supply. From a development perspective the market is experiencing a new turn, as a number of speculative projects were initiated again, which was not the case for many years, as since the economic downturn, developers were almost exclusively focusing on build-to-suit type of projects.

The capital is to see the completion of the renovation and redevelopment of one of Warsaw’s most recognized buildings with 160 years of history. Cushman & Wakefield has been appointed by BPi Polska an exclusive agent for the mixed-use project Bulwary Książęce in Wrocław. Bulwary Książęce is located in the centre of Wrocław on Księcia Witolda Street on Kępa Mieszczańska island near Pomorski Bridge, in close proximity to the Old Town. It will contribute towards reviving the Odra Boulevard in this part of the city. The complex, which will be developed over two phases, comprises a retail and services part as well as 347 residential units, including premium flats and apartments.

  • CTP has signed a new lease agreement with long-term client Raben Romania, which has taken 1,800 sqm at CTPark Brașov West.
  • Another fast-growing Polish company has picked Metropolitan Warsaw for its headquarters. Rock Capital, a leading retail park developer and investor in Poland, now occupies modern office space overlooking the Grand Theater and Moliera Street. The Rock Capital's new headquarters, designed by BIT CREATIVE studio and its founder Barnaba Grzelecki, spans 460 sqm of premium office space on the first floor.
  • The largest retail chain in Poland offering RTV/AGD equipment has leased over 4,200 sq m of modern space in the MLP Poznań logistics centre. Media Expert will start operating in the new location in July 2025. The company was advised by Cushman & Wakefield in the leasing process

  • Former Taylor Wessing Counsel and Head of Real Estate Peter Malovec has joined CTP Slovakia as its new Head of Legal.
  • Matexi Polska is strengthening its management structure. Jesika Mackiewicz has joined the management boards of companies implementing residential projects in Warsaw. This manager, with over 10 years of experience in the real estate industry, will support Matexi Polska's continued growth in the capital market.
  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
