Skyliner II is the second phase of the Warsaw high-rise complex owned by the Karimpol Group. The project will deliver approximately 24,000 sqm of leasable office space. It has been rated Outstanding under BREEAM New Construction with a score of 91.9 percent.

According to a report published by Newmark Polska, the Warsaw office market has entered a period of stabilization, with development activity continuing at a moderate but steady pace. During the second quarter of 2024, the Polish capital’s vacancy rate edged down over the quarter, while more and more tenants chose to renegotiate leases. Meanwhile, the growing occupier demand for sustainable and high-tech offices led to an increase in refurbishment or repurposing projects.

A consortium of Santander Bank Polska and Bank Pekao S.A. granted AFI Europe and Echo Investment a construction and investment loan of €103.4 million and a VAT loan of PLN 20 million. The loan will finance the development of Office House, the first phase of the multifunctional Towarowa 22 project. It will be completed in the spring of 2025.

CTP has leased around 10,000 sqm of modern warehouse space at CTPark Warsaw North to Trako Team Rafał Kopański, a Polish brand from the transport, shipping and logistics (TSL) sector.

The joint venture between Partners Group and Peakside Capital Advisors has launched the construction of the C2 facility at City Point Targówek. The light industrial building will offer 25,000 sqm of space with units starting from 1,000 sqm. Depenbrock Poland is the general contractor for the project.

Precordia Capital and Septyma have become holders of 66% of shares in the convenience retail park Street Mall Vis à Vis Wilanów located on ul. Przyczółkowska 219 in Warsaw. They acquired the shares from Capital Park Sp. z o.o. The value of the deal has not been disclosed.

BPI Real Estate Poland in partnership with Acteeum Group has sold a site in Warsaw to the Romanian-Belgian real estate developer Speedwell. With this acquisition, Speedwell enters the Polish market and announces the development of its first student housing project in Poland.

Karimpol Polska is expanding its cooperation with CBRE. Starting in June 2024, CBRE’s Polish branch will be acting as the exclusive letting agent of Skyliner II office project.

Logicor has extended its lease agreement with PepsiCo Polska for ca. 58,500 sqm of warehouse and office space at Logicor Mszczonów Park near Warsaw. The site is PepsiCo’s largest distribution centre in Poland.

According to a panel on the future of investments, held at the Future of Real Estate 2024 conference in Warsaw this month, the office industry in Poland is far from blooming but is slowly regaining investor interest. The event was co-organized by Property Forum and RICS.
