The flex office provider New Work is set to open a new location in the Metron office building in Warsaw. The eighth floor of the building will be operated by New Work under a management agreement in a partnership model with the property co-owners, Alides and Aya Properties Fund. The negotiation process was supported by Axi Immo.


Established in 2012, New Work is an independent serviced office provider operating within the Central and Eastern European region (CEE). Offices in Poland, Hungary, and Bulgaria serve as a welcoming hub for small and medium-sized enterprises (SMEs), corporate entities, and freelance professionals alike. New Work is the first serviced office operator to introduce and implement a partnership model based on management agreements.

The new space will be New Work’s fifth location in Warsaw. Operations at the new location are scheduled to start in May 2025.

The building is located right at the entrance to the Wierzbno metro station on the M1 line and offers extensive parking availability. An additional advantage is the space layout - it is almost ideal for a serviced office model. It is also worth highlighting the excellent cooperation with the building's owner, Alides, who from the beginning was open to the concept of a flexible office, which enabled both parties to agree on favourable terms."

Krystian Cyganek, Business & Project Developer, Alides, explains: "The Metron office building's location is undoubtedly one of its greatest assets. Situated right next to the entrance to the Wierzbno metro station on the M1 line, it provides swift and convenient access from virtually anywhere in Warsaw. Tram and bus stops are located in the immediate vicinity, enhancing the site's connectivity. Tenants also appreciate its short distance from the city centre – just about 8 minutes by car – and only 15 minutes to Chopin Airport. The location offers both convenience and prestige, which is particularly important for companies collaborating with domestic and international partners."

The Metron office building is a Class A office building offering approximately 10,000 sqm of office and retail/service space. Located at 69 Niepodległości Avenue in Warsaw's Mokotów district, the building combines elegant architecture with functionality. It offers numerous amenities such as modern technical systems, high-quality finishes, and access to service space. Designed by the well-known architectural firm JSK Architekci, the building was completed in 2002 and received the second prize in the "Construction of the Year" competition in the "Office Buildings" category that same year. In 2023, the Metron building underwent a comprehensive refurbishment of its common areas and main lobby, gaining a representative look and enhanced functionality. Metron offers 166 parking spaces and modern office space available in flexible configurations. The building has undergone an environmental audit and has received BREEAM In-Use certifications at the Excellent and Very Good levels.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
