Recently, there has been significantly more activity in the Warsaw office market compared to regional markets, both in terms of demand and new investments. As of last year, the demand for office space in Warsaw has increased, while overall demand has decreased in the region. There are also more vacancies in the regional markets, says Walter Herz.

Panattoni has completed the construction of City Logistics Warsaw IX. The centre with an area of over 13,000 sqm is situated in Targówek Fabryczny and already has its first tenants.

Panattoni has been issued financing for the construction of City Logistics Warsaw Airport IV. The €17.25 million loan was granted by Santander Bank Polska.

Cushman & Wakefield has been appointed as the property manager of the Vibe office building in Warsaw’s Wola district. 

Trademarc, a company co-owned and managed by Griffin Capital Partners, has sold a 37,590 sqm Built-to-Suit (BTS) warehouse located in Teresin, west of Warsaw. The buyer and transaction amount have not been disclosed.

Total new office supply in Poland’s mine largest markets rose by 125,000 sqm during H1 2024 compared to the same period of last year, with Warsaw, Wrocław and Krakow commanding the biggest share of new deliveries, according to a report by Cushman & Wakefield.

Private student housing (PBSA) investor roomies has announced the closing of a transaction with 6B47 Real Estate Investors AG for two projects in Poland. 

The first half of 2024 on the Warsaw office market marked an evolutionary change on both the demand and supply side. Development activity is slowly returning to pre-pandemic levels, with 280,000 sqm under construction at the end of June. On the demand side, we are observing a continuation of the renegotiation trend. The total take-up was 320,000 sqm, a comparable result to H1 2023, according to Axi Immo's latest report.
