Ekol Poland has rented 23,500 sqm in Panattoni Park Poznań VII, on which it will carry out logistics processes for the outdoor clothing producer - Regatta. The implemóented operations will ensure integrated sales, both in the e-commerce channel and in stationery stores, as well as support wholesalers. The lease transaction was mediated by Axi Immo.

Warehouse occupancy costs are a broad concept that can be interpreted in many ways. The key components include rent and service charges. Utility charges billed according to individual consumption constitute a variable component. And on top of that, there are the costs of labour, logistics, supply chains and use costs of space itself. Tenants frequently forget that rent paid to the landlord is not the only cost of doing business in a warehouse facility. “A service charge is the maintenance cost of a facility that is often part of a larger industrial park - it is reinvoiced to individual tenants by the landlord. Its key component is the property tax levied on the landlord and determined by local municipalities,” says Daniel Kempa, Associate, Industrial & Logistics, Cushman & Wakefield.

P3 has signed a lease agreement with InPost for 10,882 sqm in the P3 Piotrków park. The modern warehouse and office space will be used for logistic processes within services offered by InPost Fulfillment, an operator for e-commerce companies.

The construction of the first warehouse in accordance with 7R’s new 7R Green eco-concept is underway. The facility is being built in the BTS formula for logistics operator No Limit in the 7R Park Sosnowiec complex in Sosnowiec, Poland. The green solutions applied in the project will help to minimize No Limit’s environmental impact.

According to the latest Cresa Poland report, the first quarter of this year recorded very positive results for the warehouse and industrial market. Total stock at the end of the quarter exceeded 19 million sqm – an increase of 16.2% as compared to the corresponding quarter of 2019.

Gross demand in Q1 2020 was almost 950,000 sqm with new deals and expansions dominating the market. New space delivered in the first quarter of 2020 totalled 440,000 sqm. JLL summarised the situation on the Polish industrial market at the end of Q1 2020.

Poland’s total industrial stock at the end of Q1 2020 amounted to over 18.95 million sqm (+15% y/y). The quarter’s solid results were driven by steady tenant demand as well as stable rental rates, which despite the growing COVID-19 pandemic maintained their height in most markets. On the investment side, only in Q1 2020, the volume of transactions was comparable with the whole of 2019.

At the end of the Q1 2020, the total supply of modern warehouse space in Poland exceeded the level of 19 million sqm. The Warsaw market (three zones) maintained its leading position and accounted for nearly 23% of the total supply in the country (4.3 million sqm), Colliers International reports.

The industrial market in Poland has been growing at a very quick pace for several years, with record-breaking transaction sizes, new warehouse locations and growing net take-up levels. The focus of analysts is usually on demand as everything starts from tenants looking for warehouse and manufacturing space for their business operations. The warehouse market has been led in recent years by the e-commerce industry, which has been reporting annual growth of over 20%. However, other leading sectors are still logistics and distribution, household appliances, the automotive sector and manufacturing. Panattoni has embarked on a new project, Panattoni Park Tricity East III, totalling close to 33,000 sqm. The park will be completed in a single phase and has already found tenants for more than 26,000 sqm. They are logistics operators: Greenyard Logistics Poland, providing services to the FMCG sector, which will take up close to 12,000 sqm, and Omega Pilzno, specialising in comprehensive supply chain services, with a lease of 14,500 sqm. Project commissioning is anticipated in Q1 2021.
