Maciej Runkiewicz, CEO of Kajima Poland has talked to Property Forum about the current challenges on the Polish construction market, new supply chains and ESG's impact on the warehousing sector.

Panattoni has been granted €67 million to construct a building as part of Panattoni Park Poznań A2. The development is to be handed over in October this year with the entire area of 82,000 sqm to be leased by a giant from the clothing industry.

MLP Group has signed a new financing agreement with BNP Paribas Bank Polska S.A., whereby the Bank has committed over €19.7 million. The facility will be used to finance and partially refinance the MLP Czeladź project with a target leasable area of approximately 68,000 sqm. The Kycia Legal law firm advised on the transaction.

Regesta S.A., a specialist provider of logistics services, has leased 33,000 sqm in one of the two warehouses of Panattoni Park Ruda Śląska V. The tenant was advised on the choice of the location and during lease negotiations by real estate advisory firm Newmark Polska.

Panattoni has sold a manufacturing and warehouse BTS facility in Tczew near Gdańsk to LCN Capital Partners for over €26 million.

Palmira Capital Partners has acquired a logistics property in Swarzędz near Poznań, Western Poland, for the "P-Logistik Europa Fonds". The vendor is the AKRON Group. The parties have agreed not to disclose the purchase price.

Part of the Maszoński Group's portfolio, MCG EastBridge will lease nearly 37,000 sqm of warehouse and office space at GLP Kraków Logistics Centre III. AXI IMMO was the advisor in selecting and leasing the location.

Newport Logistics Fund II, a fund investing in full cycle related to the development of warehouses in Europe, was established in Luxembourg as an investment company. The second fund is looking to raise €100 million for further investments in Western Europe.

In 2022, the Polish industrial and warehouse market maintained its solid growth momentum despite headwinds such as project financing constraints and rising occupancy costs. The expected decline in new supply and shrinking land availability are likely to result in a supply gap in the space of the next year or so, says real estate advisory firm Savills.

CTP is entering the Pomeranian regional warehouse market in northern Poland - the construction begins at CTPark Gdańsk Port. The Park is set to be the first investment in that region in the company's portfolio with an overall cost of €72 million, including land acquisition, and a yield on cost of around 10%, and will offer tenants two buildings with a total area of almost 119,000 sqm. The first phase of the project is scheduled for completion in the fourth quarter of this year.
