Echo Investment to increase its focus on residential

The third quarter of the year brought Echo Investment €8 million (PLN 36 million) in net profit, which is the result of handing over 301 apartments to clients, the value increase of office buildings under construction, as well as the apartment rental platform – Resi4Rent. The developer increases its focus on the residential sector – both for sale and for rent – which today accounts for about a quarter of the company's assets. Echo Investment intends to carry out most of its projects as part of multi-functional projects, called "destinations".

Echo Investment plans resi project in Warsaw

Echo Investment plans to deliver a 1,200-apartment residential project with retail components and social space in Warsaw’s Służewiec district. The plot on which the project will be built is the subject of a preliminary purchase agreement by Echo Investment from Immofinanz. Construction works could start in the middle of next year.

Capital Park buys 1.3 ha site in Gdańsk’s port area

Polish developer Capital Park has concluded a preliminary agreement for the purchase of two plots in Gdańsk with a total area of 1.3 ha on the Polski Hak part of Gdańsk’s port area. At the site, Capital Park is planning a residential development with retail and services functions, as well as public recreational space. The seller and the transaction price have not been disclosed.

Mint Investments makes first purchase for new resi fund

Mint Investments has established a new real estate fund which will target people interested in investing in the resi-for-rent sector. MINT rezidenční fond SICAV plans to acquire rental residential buildings in large Czech cities, mainly in Prague and Brno. The fund completed its first €19 million (CZK 500 million) acquisition in the country’s second-largest city – Mint Living Brno Campus comprises 120 apartments as well as office and retail space.

Budapest rents hit 2017 levels in September

Hungary’s rental property market had an uneven month as prices were on average 5% lower than a year earlier according to the joint Rent Index of the Central Statistical Office (KSH) and real estate portal ingatlan.com. Rents were down 0.7% compared to August in Budapest in September, the last month of the season, while prices in other regions in Hungary remained level.

New leases

  • Delivery firm Cargus has leased 3,000 sqm for a new warehouse in CTPark Sibiu. Across Romania, Cargus has 20,000 sqm of warehouse spaces leased in CTP projects.
  • Decerto IT company has taken 850 sqm on the fourth floor of the Lumen office building in Warsaw.
  • Poznań's Andersia Tower is expanding its tenant portfolio. Recruitment company Hays Poland has taken a 260 sqm office space in the building. The Sempire agency, part of the Shoper group, has decided to lease 600 sqm.

New appointments

  • Maciej Kamiński joins the Axi Immo Services team as Head Of Business Development. His main task will be formulating and implementing business development strategies and negotiating and concluding contracts in the company's business area.
  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
