Romanian developer One United Properties has obtained the building permit for One Lake District, a large-scale sustainable residential development with 2,076 apartments in Bucharest. The project has a gross development value of around €337.7 million. 

Another German investor is entering the Polish property market. The Livos Group of companies is starting its expansion in Poland with Warsaw. The investor has purchased 63 residential units in the Złota 44 high-rise building in the very centre of the Polish capital. The seller was Catella Residential Investment Management, which has thus withdrawn from this country, Investmap.pl reports.

The UDI Group has acquired an industrial site in Brno in January, which it will operate for the time being while preparing for future redevelopment. At the moment, the plan is to build offices and hotel-type accommodations. If the city changes the zoning plan, as it seeks to do, the developer's final project may change to reflect this.  Construction would be done in phases, with the first phase to begin within two years. The developer announced the acquisition without disclosing the transaction price.

Prime residential developments will start in this 13-hectare territory in Pilisborosjenő, 7 km northwest of the capital. OC Investment Solutions assisted with the deal, portfolio.hu reports.

Belgrade’s residential market recorded a quarterly transaction volume of €826.4 million in Q4 2022, the highest on record, local real estate consultancy Cordon reports.

The number of property deals and the volumes transacted plunged in Q4 2022 in comparison to the final quarter of 2021 in major EMEA markets due to higher interest rates and financing costs amid surging inflation. However, property investment will resume its growth path this year, as the inflation and interest rates become more stable, says Colliers.

YIT has completed the Koti Libeň residential project in Prague 8, which includes 140 apartments, two studios and one commercial space. The last apartment is currently available for purchase. YIT announced that new residents will be able to move in in the second quarter of this year.

There are several factors which put a break on the revival of the housing markets. Property Forum asked Guy Dymschiz, Co-Founder and Co-CEO of Duna House Group, active in Hungary and Poland, about the necessary steps from the states and the developers to overcome the mounting difficulties.

The multifunctional project Dva Domy, built by the Karlín Group together with the Bishopric of Hradec Králové in Prague's Karlín district, has already been approved. The project, which consists of two distinct buildings, includes not only over 100 apartments but also commercial space and a small park.

Property developer Nusco Imobiliara has appointed Sorin Dumitrașcu as Development Director, tasked with overseeing the company’s development operations for all its projects.
