Penta Real Estate and the XPlace platform owned by the Archdiocese of Prague, have decided to continue their cooperation in developing rental housing. XPlace has agreed to acquire two apartment buildings with 62 residential units in the Nová Waltrovka in Prague 5. 

Mirosław Bednarek, CEO of Matexi Polska has talked to Property Forum about the recent situation in the Polish residential market, the expected revival of the PRS segment and the biggest challenges in 2025.

Hungarian developer Cordia plans to add over 1,000 apartments this year, in Budapest, with three-quarters of this supply hitting the market in the first quarter alone. This expansion will increase the availability of new homes in the city by 20% compared to the end-of-year stock.

The demand for new residential buildings in Prague is still very high. In Q4 2024 1,836 apartments in new buildings have been publicly sold, approaching the record values during the Covid-19 pandemic, reports BuiltMind in its quarterly market monitor.

Penta Real Estate is planning to continue its development activities in Prague 6, in the Veleslavín area. For this purpose the developer is establishing a joint venture with Radek Pokorný and his new development group Engine Prague Development. 

The development group Antracit, part of the investment holding Purposia Group, is starting construction of the mixed-use project Václav in the historic centre of Ostrava. 

KÉSZ Group has announced that its Corallis residential complex in Bucharest has already sold homes amounting to around €11.5 million, which accounts for 27% of the whole residential stock in the project. 

Even though the volume of commercial real estate delivered to the market in 2024 was below average, the Czech market did not freeze and maintained its activity. This was mainly thanks to the Czech capital, according to Colliers' experts, and this trend will continue in 2025.

Bratislava's residential market has recorded the strongest quarter since the pandemic period. Sales in Bratislava have grown for the fifth quarter in a row, according to the report prepared by BuiltMind in collaboration with Cushman & Wakefield.

For Ghelamco, 2024 was marked by the sale of the Warsaw UNIT office building. The developer also commissioned and fully commercialized Warsaw’s VIBE office building, announced new real estate projects in the capital and Gdynia, and reported satisfactory sales results in the residential segment. For this year, Ghelamco has announced more office and residential developments, as well as completion of its flagship project in Warsaw: the 174-meter skyscraper The Bridge in the city centre.
