Czech retail space growth sets 5-year record in 2021

The year 2021 has recorded over 65,000 sqm of the space in newly completed retail parks. This is the highest growth of the retail space in the Czech Republic in five years. Behind this success, there is mainly the stable interest among shoppers, long-term lease contracts and tenant expansion as also a surge of interest among investors. Nevertheless, the higher costs are now slowing the construction of the new retail parks. Therefore, a boost in the demand for space and likely push up rents as well are expected, states Cushman & Wakefield in their last report.

Savills sees 2022 in logistics real estate highly positive

Investment into the European logistics real estate market remained strong in Q1 2022 and experienced a y-o-y growth of 19.6%. The growth of 28% above the five years average has experienced the leased warehouse space. The biggest change occupiers anticipate as a result of the pandemic is the shortening, or reshoring, of supply chains to mitigate risk. Also, the war in Ukraine and China´s lockdowns has driven the demand to record levels, indicates Savills in their last European Logistics Outlook published today.

Czech fit-out costs are the second-highest in CEE

In line with the growing popularity of flexible and hybrid work models, many companies are relocating, changing size and trying to re-fitting their offices. This could be one of the reasons why Prague placed second in the CEE region in terms of the price of fitting out an office. Nevertheless, the key reasons are the tightening supply chain and challenges around labour, which are set to continue well in 2022 and beyond. The average costs per sqm in Prague are currently €1,037, which is half of what it is in top German cities or in the UK where the median cost exceeded €2,000, Cushman & Wakefield presents in their report.

Polish office market to face significant changes

Slovakia's housing completions fall in Q1 2022

The number of completed flats in Slovakia has fallen year-on-year in the first quarter of 2022.  Construction around Bratislava has also been on a downward trend for several quarters. However, three Slovak regions report the opposite trend with a dynamic increase in the number of completed apartments. New leases

  • Exact Sciences, a global leader in molecular diagnostics and early cancer detection, has chosen the LIXA campus in Warsaw for its new Polish international enabling hub. The company has joined the tenants of the LIXA D office building, leasing a total of over 1,800 sqm of modern space on the first floor of the building at ul. Giełdowa 5 in Warsaw.
  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.

New appointments

  • Activ Property Services has announced the appointment of Ionuț Grigoraș as Partner in the industrial department. With more than 14 years of experience in the real estate sector, Grigoraș has worked with leading companies such as CTP, WDP, VLParks România, Logicor, P3, MDO, and MLP Group.
  • MLP Group strengthened its management structures. Maciej Müldner, a manager with over 30 years of experience in finance at international corporations and banks, joins the Management Board. He will be responsible for further strengthening the Group’s financial position.
  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
