Realis WAM Alapkezelő has begun development of a lifestyle hotel, with the operations to be managed by a Continental Group subsidiary.
The Realis 4 Real Estate Investment Fund acquired the iconic City Center office building from CPI Hungary in late 2025 for €21.80 million following a capital raise. The building, located in a central Budapest location, will be converted into a 177-room hotel. Under a newly signed franchise agreement, the building will be reborn as a Canopy by Hilton hotel.
Realis WAM, operating as the asset management division of the Realis Group, currently manages assets worth HUF 18 billion from institutional and private investor sources in a 45/55 percent ratio. The collaboration with Hilton and Continental Group opens a new era for Realis WAM, further strengthening the group's stable international hotel development know-how and expanding its portfolio.
The building, originally functioning as an office complex, has exceptional attributes for hotel use: 177 rooms and 70 underground parking spaces, excellent location and views, great accessibility, and walking distance from Szent István Basilica and numerous top attractions.
On the building's top floor, a 240 sqm restaurant with panoramic views will be created, along with a rooftop terrace, rooftop bar and outdoor fitness area, with views of the Basilica, Andrássy út, Deák tér and Gellért Hill.
"Our goal and mission is to develop high-quality and distinctly characteristic buildings in top locations that, beyond creating financial value, shape our built environment in a defining and sustainable way and increase its aesthetic, architectural and cultural standards. In this hotel development, Breuer Marcell's legacy and the art that inspires him represents this mission," said Dr. Schrancz Mihály, the company's Founder-Owner and CEO.
The Budapest hotel's interior design concept pays tribute to Bauhaus, brutalist and modernist architecture's most influential figure, Pécs-born Breuer Marcell.
