Czech industrial market sees construction activity boom in 2023

The Czech industrial real estate market has experienced a major boom in construction activity in 2023. Although there is currently more than 1.5 million sqm of space under construction, there are few newly completed projects and the vacancy rate remains below 2%. The total supply of modern industrial space in the Czech Republic increased by only 182,200 sqm during Q3 2023, bringing the total to 11.44 million sqm at the end of September. Rents have stabilised after rocketing over the last three years and at the end of September were between €7.50-7.70 per sqm per month for warehouse space and €9.50-12.50 per sqm per month for office space, reported, according to a Colliers survey.

In twelve months, over 7,6 million sqm was completed, expanding the market by 16%, and currently, an additional 5 million sqm is under construction. Prospects for 2024 are cautiously optimistic for Poland's investment market

In the first half of the year, there was a sharp decline in the volume of real estate investments in Poland. Despite the market recovery at the end of summer, the total volume in Q1-Q3 2023 amounted to only €1.7 billion. After the first half of the year with few portfolio transactions, in the third quarter, there were already four - in the warehouse and retail sectors, but none of them exceeded the value of €100 million. WeWork files for bankruptcy in US court

Co-working space provider WeWork, which was once valued at $47 billion, has been forced to file for a Chapter 11 bankruptcy in the US. The filing is set to provide the company with protection from its creditors and landlords as it restructures its vast debts. Based on its latest share price, WeWork is now worth less than $50 million.

New leases

  • Romanian strategic advisory firm Infinexa Restructuring has relocated its HQ to GTC’s City Gate South Tower in Bucharest. The move supports their integrated approach to delivering complex debt restructuring, insolvency mandates, and preventive procedures for distressed companies.
  • Sports Direct has leased 1,700 sqm in XOPark Sofia for its first Bulgarian store, in a deal brokered by CBRE.
  • LAPP Romania has renewed its lease for approximately 2,000 sqm within CTP Romania's CTPark Bucharest, in a deal brokered by iO Partners.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
