Warsaw office vacancy rate drops slightly to 11.4%

Eurostat reports slowdown in Bulgaria’s residential market

Czech manufacturing industry drives demand for warehouse space

Since the second half of 2022, Savills has seen an increase in demand from manufacturing companies for modern warehouse space in the Czech Republic, accounting for 57% of the total space leased in the first quarter of 2023. One of the reasons why demand from this sector is growing is "nearshoring", i.e., the shift of production from Asia back to Europe. During Covid-19, demand was significantly driven by the e-commerce sector, which at its peak in Q3 2021, accounted for up to 62%. However, over the last three quarters, e-commerce activity has declined significantly and, as of Q1 2023, is now at 6%. Given uncertain energy supply and costs, and thanks to government support of renewable energy, demand from this sector is also growing significantly.

"2% safe loan" government programme to boost Polish resi market

Most industry insiders were eagerly awaiting Q2 sales statistics. Despite the fact that, effectively, the "2% safe loan" program has only been in effect since July 3rd, its impact on quarterly sales performance was significant. Hungarian house prices don't fall despite expectations

The latest Hungarian house price index for Q1 2023, which includes preliminary data, shows that the sharp fall in the number of sales transactions has not yet been followed by a similar decline in prices. The preliminary figures published by the Central Statistical Office (KSH) show prices stagnating in nominal terms: after a 2% drop in the previous quarter, prices have now risen by 2%, essentially returning to their Q3 2022 level. Hungary's housing market closes H1 2023 with weak performance

In June 2023, only 7,120 residential properties changed hands in Hungary, according to the the monthly Transaction Number Estimate (DH-TB) of Duna House Group. This is a very low number again, so even though May was stronger, it seems that buyers are still waiting. We last saw so few sales in the first half of this year in 2014.

13 new brands enter the Czech market in H1 2023

According to currently available data, 13 new brands have arrived on the Czech retail market in the first six months of this year. Most of them are in the fashion segment (clothes and accessories – seven brands) and culinary concepts (F&B – three brands). The latter are set to dominate the new arrivals this year: at least six F&B brands should come to the country by the end of the year, and other brands already present will open new branches, reports Cushman & Wakefield.

New leases

  • Exact Sciences, a global leader in molecular diagnostics and early cancer detection, has chosen the LIXA campus in Warsaw for its new Polish international enabling hub. The company has joined the tenants of the LIXA D office building, leasing a total of over 1,800 sqm of modern space on the first floor of the building at ul. Giełdowa 5 in Warsaw.
  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.

New appointments

  • Activ Property Services has announced the appointment of Ionuț Grigoraș as Partner in the industrial department. With more than 14 years of experience in the real estate sector, Grigoraș has worked with leading companies such as CTP, WDP, VLParks România, Logicor, P3, MDO, and MLP Group.
  • MLP Group strengthened its management structures. Maciej Müldner, a manager with over 30 years of experience in finance at international corporations and banks, joins the Management Board. He will be responsible for further strengthening the Group’s financial position.
  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
