Czech MBA programme in real estate receives RICS accreditation

The MBARE programme (MBA – Real Estate Investment, Development and Valuation) taught at the Prague University of Economics and Business, after only three years of operation, has been accredited by the international organization RICS (Royal Institution of Chartered Surveyors) for the field of commercial real estate and real estate valuation. It is the only accredited MBA programme of its kind in Central and Eastern Europe.

2020 CEE investment volumes end up 24% behind 2019 levels

Property investment volumes for the CEE region totalled €10.4 billion in 2020, 24% below 2019 levels. Poland, the Czech Republic and Hungary all saw year-over-year declines in volumes. Romania, Slovakia and Bulgaria all saw increases. By comparison, EMEA  volumes are estimated to be down by ca. 27% YoY but Colliers’ latest reports indicates a strong rebound in 2021. Investor appetite remains strong for 2021 for the CEE region but will continue to be challenged by available product and the varying impact of COVID on certain sectors.

Which office buildings are next for sale in Bucharest?

2020 was a good year for the Romanian transaction market, with a volume that approached the threshold of €1 billion. Most of the transactions concluded were for office buildings, with a volume of €784 million. Although estimates for 2021 are more modest, we can expect the sale of several important assets to go through this year. Czech industrial rents could increase by up to 10% in 2021

The fourth quarter of 2020 closed a year full of changes and upcoming trends on the Czech industrial market. Despite the pandemic, the industrial segment proved stable, and there was a significant acceleration in the development of e-commerce, and specifically the digitalisation of the entire retail sector. There remains a high demand for premises on the market from investors and clients, and this interest puts pressure on prices, which will increase significantly at premium locations in 2021, according to 108 Agency.

Polish construction industry likely to recover in H2 2021

December turned out to be a good month for construction companies and producers of building materials, according to the latest monthly report by research company Spectis, “Construction market in Poland – February 2021”. However, the outlook for the construction industry in 2021 remains moderately bleak, mostly because of a high comparison base of Q1 2020. CEE hotel markets expected to recover by 2024

Though significantly affected by the COVID-19 pandemic and its impacts, the hotel market sees activity and interest from hotel operators. In the CEE & SEE regions, they are showing interest in Prague, Budapest and Warsaw, with a number of smaller regional cities – mostly Polish – also making the top 30. Operators are confident about market recovery, predicting that smaller cities will bounce back in 2022, followed by capitals in 2024.

New leases

  • Exact Sciences, a global leader in molecular diagnostics and early cancer detection, has chosen the LIXA campus in Warsaw for its new Polish international enabling hub. The company has joined the tenants of the LIXA D office building, leasing a total of over 1,800 sqm of modern space on the first floor of the building at ul. Giełdowa 5 in Warsaw.
  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.

New appointments

  • Activ Property Services has announced the appointment of Ionuț Grigoraș as Partner in the industrial department. With more than 14 years of experience in the real estate sector, Grigoraș has worked with leading companies such as CTP, WDP, VLParks România, Logicor, P3, MDO, and MLP Group.
  • MLP Group strengthened its management structures. Maciej Müldner, a manager with over 30 years of experience in finance at international corporations and banks, joins the Management Board. He will be responsible for further strengthening the Group’s financial position.
  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
