European air travel reached record levels in 2025, with airports handling 2.6 billion passengers, a 4% increase year-on-year, according to a new Colliers report.

Prague ranks among European cities with the highest projected growth in flexible office space, driven by a shortage of new office buildings and growing corporate demand for services.

Czech development and investment group Passerinvest has completed a public bond issue through Passerinvest Finance, raising the maximum possible amount of CZK 2.5 billion (€100 million). The issue was initially planned for CZK 1.5 billion (€61 million) but was increased due to strong investor demand.

Office construction in Czech regions is slowing down as developers increasingly focus on residential projects due to poor profitability without pre-leases or prime locations, according to a report by Colliers.

The Czech industrial real estate market closed 2025 with a record gross take-up of 2.07 million sqm, with Q4 alone reaching 642,000 sqm. CA Immo has achieved full occupancy of the Danube House office building in Prague's Riverside Karlín district, following a lease agreement with data management company Everpure for approximately 14,500 sqm of office space.

Passerinvest Group has begun construction of the Sequoia office building, which will rise from a former brownfield site in the strategic development area of Nové Roztyly in Prague.

AFI has begun the main construction phase of its rental housing project AFI Home Straśnice in Prague 10. 

Commercial property investment in CEE rebounded strongly in 2025, with a combined volume of €11.3 billion across Czech Republic, Poland, Hungary, Romania and Slovakia. This represents a 34% year-on-year increase and stands 24% above the five-year average, according to data by Knight Frank.

BTR Group, which provides services for the Build to Rent segment, has begun its first collaboration with investment company Reico investiční společnost Erste Asset Management. For the Prague-based Kaskády Barrandov project, BTR Group will handle project management, property preparation, marketing, leasing and subsequent management of two residential buildings with 207 rental units.
