There is chance for high street revival in Warsaw

Do the leases signed in Warsaw in recent months herald a high-street revival in Warsaw and beyond? High shopping centre density rates and shrinking retail availability bode well for it. In addition, Cushman & Wakefield notes that the Polish retail market is now going through a very interesting period of growth, with many tenants increasingly focusing on location diversification as new retail concepts and formats are emerging. This means that there is a real chance of a revival of high-street retail.

Prime Logistics Wrocław signs biggest warehouse lease of the year

Prime Logistics Wrocław and logistics service provider LX Pantos have signed a lease for 100,000 sqm. The transaction saw LX Pantos renegotiate its contract and expand to a new building to consolidate its warehouse space in a single location. This marks the largest warehouse deal in Poland this year. LX Pantos was advised by Cushman & Wakefield. CBRE advised the owner of Prime Logistics Wrocław, Brookfield Properties.

Skanska sells Nowy Rynek E in Poznań for over €79 million

Newgate Investment buys retail park in Bielsko-Biała

A retail park in Bielsko-Biała, which is being built on the site of a Tesco shop on Warszawska Street, has a new owner. Redkom Development, responsible for the construction and commercialisation of the facility, sold the project to Newgate Investment, a company specializing in managing the value of retail properties, especially retail parks. The price has not been disclosed.

Mitiska REIM and Karuzela Holding secure €40 million refinancing

Mitiska REIM has secured a €40 million refinancing with mBank for a portfolio of four Polish food-anchored retail parks. Representing a combined gross leasable area (GLA) of nearly 34,000 sqm, the convenience centres are located in the cities of Września, Turek, Lubliniec and Wodzisław Śląski, and were developed by Mitiska REIM’s Polish partner, Karuzela Holding, and are owned in joint-venture with the FRI 2 fund.

Growth of Polish warehouse and industrial stock slows down

According to the latest report by Newmark Polska, the Polish warehouse and industrial market saw less than 1 million sqm transacted in the first quarter of 2024. At the end of March, the development pipeline stood at more than 2.3 million sqm while vacant stock in standing buildings experienced another rise. An increase in both developers’ and tenants’ activity is, however, expected to be spurred by long-awaited cuts to interest rates.

New leases

  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.
  • International flexible office operator SwitchUp has launched its expansion into the Polish market, securing a lease agreement for 2,100 sqm of space at the AFI Office House in Warsaw. The transaction represents the company’s debut contract in Poland, positioning the operator within the first office building of the city’s upcoming Towarowa22 regeneration development. Savills acted as the deal broker.
  • International retailer MR.DIY has joined the tenant mix of the Plejada Shopping Centre in Sosnowiec. Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
