Immofinanz closes Warsaw Spire Tower acquisition

Immofinanz has successfully finalised the acquisition of the Warsaw Spire Tower through the purchase of the respective real estate holding companies. The closing took place today, 11 July 2019, following the release of the transaction by the Polish antitrust authorities. The sellers are the Ghelamco Group, which completed the tower in 2016, and Madison International Realty, a global real estate private equity firm. The agreed property value for the office tower equals roughly €386.0 million. The expected annual rental income based on invoiced rents totals approximately €19.6 million.

€100 billion to be spent on large-scale Polish projects

Despite the fact that the Polish construction market is projected to grow at a slower pace in the coming years, investment potential remains considerable for most of the regions. The total value of the 960 largest investment projects underway or planned in Poland is estimated at a staggering PLN 420 billion (€100 billion), i.e. nearly twice as much as the annual value of the construction market as a whole, according to the findings of the latest report from research company Spectis, “Construction market in Poland 2019-2025 – an analysis of 16 regions”.

Latest news


New leases

  • Squarepoint, a global quantitative investment management firm, has leased close to 2,200 sqm in Warsaw based Skyliner II. Squarepoint was represented in the transaction by CBRE. Legal advisory for Karimpol was provided by Argon Legal.
  • Olimpia Gallery in Bełchatów, managed by EPP, has signed new and extended lease agreements covering nearly 2,500 sqm. Bel-Pol will open a new store of approximately 1,200 sqm, while Rossmann and CCC will expand their stores to over 600 sqm each starting next year.
  • Eeze, the casino software and tech provider headquartered in Malta with offices in London, has leased 1,200 sqm of office space in Bucharest-based AFI Park Floreasca. The transaction was brokered by Crosspoint Real Estate.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
