Panattoni has begun construction on City Logistics Warsaw V in the city’s Rembertów district with a total area of over 11,000 sqm. The building is dedicated to Warsaw logistics and has been built with Small Business Unit modules with a minimum size of 1,080 sqm. The work is to be completed in Q2 2021.


The Warsaw logistics market is developing at lightning speed with the highest figures in the country for both the amount of space completed and the amount leased out. Every year the demand for city centres grows and Panattoni has begun the construction of yet another – City Warsaw V. The company is to deliver a building comprising Small Business Units with a combined area of 11,047 sqm 10 km from the centre of the city. It is to be divided into modules for small businesses, which will be able to lease areas as small as 1,080 sqm. Being located on Warsaw's city limits, City Warsaw V is intended as a base for quick deliveries in the city, serving tenants involved in e-commerce, confectionery, fresh produce and last-mile deliveries. Space can also be used to host showrooms. The development is to be completed in Q2 2021 and is to be BREEAM certified with an intended rating of 'Very Good'. On the grounds, there will be electric car charging points and beehives.

The Warsaw region is decidedly the most attractive place in the country to develop a business. Within the capital city, over 420,000 companies operate, of which almost 10,000 employs over 249 people. With almost a quarter of a million students, in this regard, Warsaw is one of the leading cities in Europe and business has access to a wide range of highly qualified labour. This all results in the city having the highest GDP per capita in the country, which in 2018 came to € 47,900, twice as high as the other large cities in Poland. The wealth of the region, as well as the establishment of new companies and the growth of e-commerce, create a demand for warehouse space in Warsaw and its surroundings that came to  4,640,000 million sqm at the end of H1 2020, the highest in the country.

New leases

  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.
  • Oracle has renewed its lease for 600 sqm of office space in Belgrade, in a deal brokered by iO Partners.
  • Intersport is set to expand its Romanian footprint by opening its largest store within the Iulius network at the Rivus urban regeneration project, which is under development in Cluj. Spanning more than 1,000 sqm, the new location will serve as a flagship store.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
