P3 Group has announced record operational results and strong financials for the full year 2022. The European investor and developer of warehouse properties increased Gross Asset Value to €8.3 billion, only modestly impacted by a 2.3% valuation decline. Operationally, the company’s portfolio grew to 7.6 million sqm across 11 European countries, registering an all-time high occupancy rate of 98%.
Industrial and logistics developer P3 closed transactions for 78,000 square meters of office and logistics space in Romania in the first nine months of this year. Of the total transactions, 34% are new long-term contracts, while the rest comprises short-term contracts or extensions of existing lease agreements.
Four companies - Westwing, PF Logo Express, CEVA Logistics, and British American Tobacco - have decided to extend leases in the P3 Poznań logistics park. The combined area of these leases is 94,400 sqm.
InPost and P3 have signed lease agreements for a total surface of over 43,000 sqm in P3 Piotrków Park, most of which, over 36,000 sqm, are new agreements. In addition, P3 has recently provided InPost with a dedicated city warehouse of nearly 8,300 sqm, located at ul. Faradaya in Warsaw.
P3 has finalised the purchase of its third plot in Southern Poland. The acquisition is P3’s first investment in Upper Silesia, the second-largest warehouse market in the country.
P3, an investor and developer of European warehouse facilities, has acquired 29 hectares of land in Kąty Wrocławskie. This newly purchased plot is located near Wrocław, in the Lower Silesia region, one of the most attractive warehouse locations in Poland. Logistics facilities will be built on the site comprising a total area of around 175,000 sqm.
P3 has acquired three attractive plots with a total surface area of 32 ha at the end of last year. They are all located within the administrative boundaries of large cities like Łódź, Wrocław, and Bydgoszcz.
P3 Group announced the issuance of its inaugural senior unsecured RegS dual-tranche green bonds across 4- and 7-year tenors, in an aggregate principal amount of €1 billion. The bonds, which will be traded on the Euro MTF Market and listed on the official list of the Luxembourg Stock Exchange, will bear a fixed coupon of 0.875% for the 4-year tenor, and 1.625% for the 7-year tenor, and are expected to be rated BBB by S&P, in line with the corporate rating.
Leasing activity in the Romanian industrial and logistics market was up 21% to 360,000 sqm in the first half compared to the same period of last year, driven by relocations and the closing of new contracts, according to a report by real estate consultancy Cushman & Wakefield Echinox.
The Change Lingerie brand opened its first shop in the Factory Gliwice outlet centre. The store occupies an area of approximately 100 sqm in the facility.
Another eobuwie.pl shop with a Modivo zone has opened in Pasaż Grunwaldzki in Wrocław. The new outlet occupies an area of 300 sqm.
Three new tenants have joined the ranks of the tenants of Bydgoszcz's CH Rondo retail centre. Gudi Home, Pink Box and Piekarnia Grochola Prawdziwy Chleb have signed agreements for premises with a total area of nearly 1,700 sqm.
