Despite the pandemic, travellers and businesses have seen several large-scale real estate-related developments at Liszt Ferenc International Airport in Budapest during the past few years. There will be more huge investments over the coming years. Property Forum asked Rene Droese, Chief Development Officer about each of them, including reopening Terminal 1 and preparations for a new Terminal 3.

MLP Group has begun the construction of another warehouse in its Pruszków logistics centre. The new facility at MLP Pruszków II, being built on a speculative basis, will provide 33,000 sqm of warehouse, office and staff amenity space. It is to be ready for use already in February 2024. General contracting work has been once again entrusted to Pekabex. It is planned that the project will undergo BREEAM New Construction certification of ‘Excellent’.

Stannah Stairlifts Limited, which has been helping disabled people to remain independent for more than 150 years and is a world market leader in the supply of stair lifts, moved in March to larger production premises in CTPark Brno Líšeň, where it leases more than 6,000 sqm. This is not the end of the expansion, however, as the company plans to move all their European rail production to Brno in the coming year, in order to provide faster and more flexible deliveries to European customers.

Accolade Group has announced the acquisition of a majority stake in the Karlovarská Business Park complex near Prague Airport from Czech real estate fund Conseq realitní. Accolade is now 100% the owner of this complex. Both parties have decided not to disclose the amount of the transaction, which was brokered by CBRE.

Construction of one of the largest logistics projects in Croatia is entering its next phase. Development company RC Europe Group from the Czech Republic has started construction work on the RC Zone Samobor project in the Bobovica economic zone. The total land area of 170,000 sqm will feature an 86,000 sqm warehouse facility intended for leasing. In line with the tenants’ requirements, the space in the future logistics park can be used for storage, production, or office operations.

UDI Group has opened the fully completed Sázava Logistics Park on the D1 motorway near Ostředek in the Central Bohemia Region. The construction of the complex, which offers 50,000 sqm of space, required an investment of CZK 1 billion (€42 million). Approximately 300 employees have found work in four plants. The group is currently building another similar facility, which will offer 130,000 sqm of space in three halls. The investment is worth CZK 3 billion (€126 million).

Prologis wants to help customers run their warehouses more efficiently and compete better. Therefore, it is launching Essentials, a new platform that aims to simplify the lives of companies, increase the efficiency of their warehouse operations and ultimately contribute to more functional global supply chains.

Hungarian property developer and investor Indotek Group currently owns real estate in Hungary and eight foreign countries and is actively screening opportunities in five others. The portfolio consists of office, retail, hotel and industrial properties. Property Forum asked Krisztián Hornok, Managing Director of International Transactions and Asset Management about the reasons for the large-scale expansion and ways of handling risks in this region.

Żabka Group has unveiled its automated logistics centre in Radzymin, just outside Warsaw. This facility is the largest and most technologically advanced addition to Żabka Group's logistics infrastructure. Enhanced with an automated high-bay warehouse and an internal transport system, the centre has been specifically designed to expedite logistics services for the Group’s stores.

The first tenants have moved into the new logistics park at Maglód and Fót which has been developed by the Hungarian company HelloParks, a subsidiary of Futureal Group. The MG3 building at Maglód offers 46,000 sqm of modern industrial space while at Fót 26,000 sqm of logistics space is available in the FT6 building.
