Vlad Stanislav has been named Managing Director of JLL in Romania, replacing Silviana Petre-Badea who held the position for the past seven years. He has over 22 years’ of experience in management and had previously held the role of Managing Director of Tetris Design & Build.
Prices of new homes in Romania will fall this year due to lower demand as loan conditions have tightened, but more people will be looking to rent instead and this is leading to an increase in prices this year, according to an analysis by JLL Romania.
The volume of industrial and logistics projects slated for delivery in Romania this year will reach at least 510,000 sqm, compared with 875,000 sqm in 2022, according to data from JLL Romania.
Demand for office space in Bucharest was flat at 286,100 sqm in 2022 compared to the previous year, while the vacancy rate fell slightly to 12.54%. Demand was driven by the IT sector, which had a share of more than 25% of the office leasing market, according to JLL Romania.
Romania's industrial market continued to perform impressively in Q3 2022, with gross demand reaching a record high of around 408,700 sqm, from 188,400 sqm in Q2 and 129,000 sqm in the same period of last year, according to real estate consultancy JLL Romania.
The office market is going through a period of stagnation, recording demand values similar to those of 2021, while new deliveries amounted to 105,000 sqm by September 2022, compared to 154,000 sqm in the same period of last year, according to real estate consultancy JLL Romania.
Transport and logistics operator SLS Cargo has leased another 11,412 sqm in P3 Bucharest A1 logistics park and will occupy more than 30,000 sqm in the project following the latest lease transaction brokered by JLL Romania.
New office spaces with a combined surface of 153,900 sqm have been delivered in the first nine months in Bucharest, of which 107,900 sqm in Q3 alone, according to real estate consultancy JLL Romania. Total deliveries were up 24% year-on-year.
ArchivIT, a provider of archiving solutions, has leased another 5,700 sqm of warehouse space in VLParks Bucharest South, which is developed by Villar International. The company already occupies 16,000 sqm of warehouse space in the same project.
Energy equipment supplier Eximprod is relocating its office in Equilibrium 2 building, developed by Skanska in northern Bucharest. The company has leased 1,300 sqm in a deal brokered by CBRE Romania.
Viking Shared Service Center Cluj has relocated its Cluj-based offices in Record Park, which is owned by AYA Properties Fund and developed by Speedwell. The lease deal was brokered by Griffes.
New appointments
Axi Immo is developing its Capital Markets Department. As of November 2023, Jakub Grabara was appointed as Associate Director in the Capital Markets Department. He will be responsible for transactional services, i.e., acquiring, purchasing, and selling commercial real estate.
Romanian developer ARQA has named Alexandru Rădulescu as Chief Sales Officer. During his career, he has overseen the sale of 17 residential and mixed-use projects.
Multi Corporation appoints Ola Zajac as New Business Ventures Manager. Ola will be looking for new business expansion strategies and venture capital investment opportunities across Europe and will be based out of Lisbon.
