Dedeman Group and Element Industrial announce entering into a partnership to jointly invest in the development of Eli Park 1 logistic and industrial project, located in Chitila-Buftea area, which is transforming in a new proximity logistic hub for Bucharest.

The Romanian industrial and logistics market has grown remarkably, in as far as the intensity of both developments and national freight transport is concerned. According to Colliers International, the most active logistics hubs besides Bucharest are Constanta – the easternmost urban centre, Alba – located almost centrally and Timis – the most western county in Romania, as these four markets together account for almost a quarter of the national goods transported in Romania via roads.

Element Industrial announced the development of a 60,000 sqm logistics park in the Romanian city of Craiova. The company will build the €35 million industrial project on an 11-hectare plot of land, near the south ring road of the city, with direct access to the E70 road. The developer plans to deliver ELI PARK Craiova in three phases.

P3 has announced the signing multiannual contract with PepsiCo for the lease of 58,470 sqm of modern warehouse and office space at P3 Mszczonów park. This will be the largest PepsiCo facility in Poland forming concern’s distribution network and operating as a central warehouse. JLL represented the client in this lease transaction.

Panattoni Europe has embarked on the construction of Panattoni Park Zabrze with planned space of 64,200 sqm. The distribution centre is being built in a historic industrial part of the city, and has already secured its first tenants. They are – a beer producer set to take up 5,400 sqm and Ban-Food, a logistics operator with 2,200 sqm. The first 20,000 sqm will be available already this autumn.

At the end of Q1 2019, the total modern Class A industrial stock in the Czech Republic stood at 7.97 million sqm. In the first three months of 2019, the Prague industrial market has exceeded the magical milestone of 3 million sqm, confirming its position as the largest industrial market in the country, followed by the Pilsen and South Moravian markets, according to JLL:

CTPark Sibiu II will receive its first tenants in about two months. The park has a total area of 9 hectares and in the first stage, 13,200 sqm are built-up and pre-leased. At present, only 2,600 sqm are available, the rest of the space is already leased to two companies. Upon completion of all the buildings in the park, the investment in its development will total about €23 million. This is the second investment of CTP in Sibiu after the expansion of a factory completed last year, but it is the first CTP premium logistics park with more tenants in the area.

Soon after announcing the construction of S5 Wrocław North Gate, Panattoni Europe revealed another project in Lower Silesia – Panattoni Park Wrocław XI. The investment, planned to total 100,000 sqm, has become number one for Pantos Logistics. The company will take up 72,000 sqm in the park to run operations for LG Chem, LG Electronics and others. The project as a whole is scheduled for completion on 30 November 2019.

White Star Real Estate is starting construction of a new business park, named park22, which is adjacent to the Campona Shopping Centre in southern Budapest. This multi-phase offers prospective tenants flexible solutions that reflect today’s market needs including warehouses with mezzanine office units and independent office spaces. In the course of implementing the project, special emphasis is being given to maintaining a healthy balance between green space and buildings, as the 15-hectare site will comprise of 60,800 sqm of lettable warehouse and office space and 53,500 sqm of greenery.

The first quarter of 2019 proved to be a very good one for the industrial sector in Poland - the gross take-up exceeded 800,000 sqm with more than 620,000 sqm being delivered to the market, and approx. two million sqm under construction. JLL summarized the situation on the Polish industrial market at the end of Q1 2019.
