Demand continues to be strong on the Budapest office market and with new supply still limited the vacancy rate decreased further in Q1 2017. It now stands at 9.2% which is the lowest rate on record. The Budapest Research Forum published its newest figures.

M7 closes first Central European fund

M7 Real Estate announced that its first Central European fund for third party investors, M7 Central European Real Estate Fund I (M7 CEREF I), has now completed its final close, reaching its target raise of €60 million of investor capital. This follows investor commitments of more than €35 million at its first close in October 2016.

Q1 2017: strong start for CEE investment markets

2016’s record-breaking €12.2 billion investment in the real estate sector in the CEE region is likely to be surpassed in 2017 – this is according to CEE Real Estate Investment Compass 2017 published by Colliers International and CMS. The sources of investment flows into the CEE region are also expected to remain diverse in 2017, with Asian and CEE investors becoming increasingly active in the real estate market.

Atenor completes sale of third Budapest building

Atenor confirmed the closing of the sale of the third building of the Váci Greens campus in Budapest to Hungarian real estate fund OTP Prime Ingatlanbefektetesi Alap and consequently the collection of the full sale price, i.e. €63.75 million. Váci Greens B comprises 25,300 sqm of office space and 399 basement parking spaces.

CA Immo completes withdrawal from logistics by Budapest sale

With the sale of its 51% holding in the Aerozone logistics park to M7 CEREF I in Budapest, CA Immo has completed the strategic withdrawal from the logistics segment that began in 2012. Over the past few years, almost 500,000 sqm of logistical space in total has been sold in Poland, Romania, Hungary and Germany.

Record high investment volume expected for Hungary in 2017

In 2017, following its international assessment, CBRE has created a survey among real estate investors in Hungary asking them about their market expectations. At the CBRE Investment Breakfast investors turned out to be optimistic about the future. 43% of the respondents stated that the investment market might grow even by one-fifth from last year’s €1.5 billion and 23% stated that this year they might reach their highest turnover ever.

Hungarian developers to face delays and lower profit margins

The current forecast for total construction volumes in Hungary shows increases of 8% and 12% for 2017 and 2018, respectively. The barriers for the realization of the developments are the rise of construction costs and the lack of skilled labour force. CBRE expects that these issues raise risks of delivery delays and decrease of developers’ profit margins.

CPI PG acquires €650 million retail portfolio from CBRE GI

CPI Property Group announced that its subsidiaries have acquired a retail portfolio with the value of approx. €650 million consisting of predominantly 11 shopping centres located in the Czech Republic, Hungary, Poland and Romania with a total leasable area of approximately 265,000 sqm from two funds managed by CBRE Global Investors. The closing of the deal was completed on 29 March, 2017.

Hotel revenues grow strongly in Budapest and Prague

Resilient European economies, the continued popularity of Mediterranean leisure destinations and Europe’s importance for business travellers, should drive hotel occupancy and revenues in 2017, according to the latest PwC European Cities Hotel Forecast. Most European cities, including Budapest and Prague, are expected to see additional revenue growth in 2018.

New leases

  • EPP's Outlet Park Szczecin, the only outlet centre in Western Pomerania, is strengthening its fashion offerings by signing agreements with three brands previously unavailable in the region. JACK & JONES and Evenemen, with their men's fashion collections, and the premium optician OUTLY, have already opened their stores. eobuwie will also join the tenant roster this fall. VENEZIA, TATUUM, WITTCHEN, and Pako Lorente are also continuing their partnerships with the centre, significantly expanding their stores, while Lee Wrangler and German Optiker are moving to new locations. The new agreements and extensions cover a total area of nearly 1,800 square meters.
  • mFinanse S.A. has extended its current lease at the LIFE_Building in Warsaw and expanded its office space. As of July this year, the mBank Group company will occupy a total of 350 sqm in the building owned by VIG Fund. During the transaction, VIG Fund was represented by JLL, the exclusive leasing agent for LIFE_Building, while Deloitte Legal provided legal advisory services.
  • Stay Fit Gym, the largest fitness chain in Romania and Eastern Europe, is launching a new premium concept for those seeking high-end facilities. The brand is debuting its first "Black" type centre in the Palas Iași mixed-use complex, owned by Iulius.

New appointments

  • Avison Young's Valuation and Advisory team in Poland has welcomed a new member, Michał Marynowski, who takes the role of Assistant Valuer. Among other experiences, he worked at the Court of Appeal in Warsaw, where he was responsible for verifying execution documentation for selected investments, updating data in the premises database for court buildings, and analysing tender bids. Proficient in GIS, AutoCAD, and Revit, he also has strong skills in interpreting planning documents.
  • Golden Star Group, an international investment firm operating in the real estate sector, has announced the promotion of two key specialists within its Polish team. Paweł Moczybroda has been appointed Group Chief Financial Officer, while Ewa Dragunajtys has been promoted to Head of Asset Management.
  • Tomasz Chojnacki, a commercial property expert with nearly 20 years’ experience, has joined international real estate advisory firm Newmark Polska as Regional Director for Southern Poland in its Office Department, with effect from 1 August. His key responsibilities include representing office tenants during relocations and lease renegotiations.
