Prologis sells Prologis Park Hegyeshalom to Horvath Rudolf

Prologis announced the sale of Prologis Park Hegyeshalom in Hungary to Horvath Rudolf Intertransport Ltd, a Hungarian logistics services provider. The transaction includes a fully leased Class A logistics facility totalling 32,300 square metres and 24 hectares of land. Noerr and JLL represented Prologis while Deloitte advised Horvath Rudolf.

Construction of Budapest’s Exchange Palace to start this year

CTP plans to double its portfolio by 2022

In 2017, CTP increased its portfolio by approximately 680,000 sqm and reached a record 4.5 million sqm. Occupancy of its industrial real estate — spread across over 82 locations in the region — came to 97.7%. The greatest expansion occurred in the Romanian and Hungarian markets. By 2022, CTP aims to double its portfolio, reaching 10 million sqm.

Futureal Group and K&H Bank sign €34 million credit agreement

Futureal Group signed a credit agreement of €34.2 million with K&H Bank in order to finance the realization of the Advance Tower office building located in Budapest, Hungary. The first phase of the office complex, receiving the international WELL Building Platinum Precertification, is expected to be handed over in the second quarter of 2018.

GalCap Europe acquires second building in Budapest

GalCap Europe, a Vienna-based international investment and asset management company, acquired the Central Udvar mixed-use complex as its second property after the Merkur Palota in Budapest. The purchase was made on behalf of a separate account for a German pension scheme, administered by Institutional Investment Partners. CBRE has advised GalCap Europe to purchase the building in an off-market deal. The buyer and the seller agreed not to disclose any purchase price details. Legal advice to GalCap Europe was provided by CHSH Dezső & Partner.

M7 Real Estate, a pan-European real estate investor and asset manager, announces has completed the acquisition of 12 assets in Hungary through four transactions for a total of €80.1 million in 2017. It brings M7's Assets Under Management in Hungary to € 89.3 million. It has also completed 32 new lettings and lease renewals across its Hungarian portfolio.

Atenor hands over new Budapest building

The fourth phase of the Class A+ Váci Greens Office Complex, the 15,647 sqm, already 60% leased Building D has been handed over. The office campus located on Váci Road will be completed by Belgian developer Atenor within the next two-three years after last two buildings (E & F) are finished. The development is financed by Atenor’s own equity.

CEE logistics markets grow rapidly

The year 2017 saw the greatest amount of industrial space built in Europe in its history – more than 3.7 million sqm. This represents a 68% increase over 2016 and a 55% increase over the existing record dating back to 2007 (an additional 1.2 million sqm). The total industrial space in the region has increased by 17% as a result. Such are the results of a survey conducted by Cushman & Wakefield, a company that has been monitoring the industrial property market in the Czech Republic, Slovakia, Poland, Hungary and Romania on a long-term basis.

Alza to open non-stop staffless stores in Hungary

Czech online retailer alza.cz plans to bring its new self-service concept store to Hungary, local daily Magyar Nemzet reports. Alza opened its first similar store at Prague’s Flora metro station this January. The store, which is able to serve 1,000 costumes daily, operates with no staff and offers 24-hour accessibility. The company invested nearly €200 million in the opening of the store.

New leases

  • Astellas Pharma has renegotiated its lease for offices at One Floreasca Bucharest in a deal brokered by Fortim Trusted Advisors, an alliance member of BNP Paribas Real Estate.
  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.
  • Oracle has renewed its lease for 600 sqm of office space in Belgrade, in a deal brokered by iO Partners.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
