Analysis of 44 key office markets in EMEA showed a 155,000 sqm increase in the total amount of flex workspace, according to Colliers. This increase equates to 25,000 extra desks. Contributing to this increase was the addition of 285,000 sqm of newly opened space, but this was offset by 130,000 sqm of space that closed and a further 23,000 sqm that was abandoned. However, nearly a third of the space that closed was due to WeWork streamlining its business in key European locations such as Barcelona, Copenhagen, London and Oslo.

European markets with low levels of existing flexible workspace have seen the greatest growth in new flex operations over the first half of 2020, according to the latest flexible workspace report by Colliers International.

The share of flexible office space take-up across Europe decreased in the first quarter of 2020 to reach 5% from 9.5% at the end of 2019. The sector has expanded exponentially from 2017-2019, and is reaching maturity, as large providers become less expansionary.

The coronavirus pandemic will transform the office property market, significantly driving demand for flex workspace solutions. In the next 12-18 months, flex formats will increase to approximately 30% of total modern office spaces in Central and Eastern Europe from 3-5% before the crisis. The winners will be landlords and operators who focus on flex office hubs which offer clients not only flex and flex & core formats but an integrated work/life service concept, according to a new report by flex space operator New Work.
