Polish office fit-outs to undergo cost optimization

Due to the increase in prices of electricity, utilities, services and minimum wage, as well as local taxes and fees, experts from Avison Young Poland are experiencing significant increases in operating costs in office buildings this year. In Warsaw, depending on the class of the property and the components of the operating costs, they have observed an increase ranging from 15% to as much as 30-40%. Czech office fit-out costs rank among highest in CEE

In the CEE region, Prague placed second in terms of the price of fitting out an office. With €1,159 being the average cost per square metre in Prague, it is just over half of what is standard in top cities in Germany or the UK, where costs often exceed €2,000. Compared with the last year, the prices have grown all over Europe due to inflation and other factors. The 10% increase in Prague means that office occupiers need to carefully consider their office usage and space needs when redesigning their offices. Sustainability and DE&I are also increasingly affecting fit-out requirements, reports Cushman & Wakefield in their latest analysis.

Office fit-out is most expensive in Belgrade, Prague and Warsaw

According to Cushman & Wakefield, with office fit-out costs in Warsaw averaging €1,010 per sqm, the Polish capital came third in the CEE (Central and Eastern Europe) region behind Belgrade (€1,121 per sqm) and Prague (€1,037 per sqm). London takes the top spot in EMEA with an average fit-out cost of €2,798 per sqm.

Czech fit-out costs are the second-highest in CEE

In line with the growing popularity of flexible and hybrid work models, many companies are relocating, changing size and trying to re-fitting their offices. This could be one of the reasons why Prague placed second in the CEE region in terms of the price of fitting out an office. Nevertheless, the key reasons are the tightening supply chain and challenges around labour, which are set to continue well in 2022 and beyond. The average costs per sqm in Prague are currently €1,037, which is half of what it is in top German cities or in the UK where the median cost exceeded €2,000, Cushman & Wakefield presents in their report.

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
