CTP starts construction of office building in Brno

CTP has officially launched the construction of a CZK 1.5 billion office building which will close the first stage of the Brno Ponávka complex development and will offer its tenants state-of-the-art technological, and environmentally sustainable solutions. Zeitgeist AM secures €113 million refinancing from Česká spořitelna

VGP has concluded a lease agreement with Pilulka Lékárny for 4,479 sqm of warehouse space in the newly completed hall "I" in VGP Park Olomouc. Brno and Ostrava office stock to grow by almost 100,000 sqm

Brno's office stock reached 635,900 sqm in the first half of 2022 and 75,300 sqm is being built there. At the same time, Ostrava's office stock has 219,100 sqm and builts 21,000 sqm of offices. None of these regional metropolises had finished a new office building in the first half of this year. In both localities, prime rents increased reflecting the general pressure on prices in new developments, reports the Regional Research Forum.

Erste expects CEE residential markets to cool down

The fears of a recession are likely to cool down the red-hot real estate market in CEE countries, Erste specialists expect. According to them, this will be influenced mainly by surging inflation, the cost of credit and cooling down of the borrowing, and shrinking of the disposable household income which will also worsen the borrowing appetite in the coming periods. There is a change in the respondent’s behaviour too. Rising construction costs impact office development in Prague

In Q2 2022, Prague's current office space volume reached 3,75 million sqm and 215,700 sqm is under construction. It is expected that the construction volume will increase by 74,000 sqm of office space by the end of 2022. Rents grew by 18% y-o-y and further growth in coming periods is also expected, JLL's Prague Office Market Q2 report says.

New leases

  • Iulius has attracted Kaufland as an anchor tenant in Family Market Tomești, based in Iași County. The retailer will open a 4,000 sqm hypermarket, while the whole project will have a leasable area of around 16,000 sqm.
  • DHL Express Romania has opened its new operational center at VGP Park Bucharest North in Ștefăneștii de Jos, marking the company's first carbon-neutral facility in the country, following a €5 million investment The 4,130 sqm facility includes 3,604 sqm of warehouse space and 526 sqm of offices, with a maximum sorting capacity of 2,800 items per hour.
  • Industrial developer CTP announced that Moemax, part of the XXXLutz Group, has signed a lease for a 5,300 sqm logistics unit at CTPark Bucharest South.

New appointments

  • Cushman & Wakefield has strengthened its Warsaw-based Capital Markets team, led by Paweł Partyka, with the appointments of Jakub Grabara and Natalia Wołyniec. The new hires will support the company in delivering transactional advisory services across the commercial property market.
  • At the beginning of September, Ewa Ciołek and Piotr Meleszko were promoted to Senior Leasing Manager. MLP Group, recognising the internal competencies and achievements of its team, emphasises the importance of further improving the efficiency of its leasing operations, which are key to the company's dynamic growth.
  • Avison Young's Investment Advisory team in Poland has welcomed a new member, Katarzyna Sielewicz, who takes the role of Senior Consultant. Katarzyna holds a master’s degree in Finance from the Stockholm University School of Business and completed an exchange semester at Cass Business School in London. She gained international real estate experience working with the global Research and Strategic Advisory team at Cushman & Wakefield (formerly DTZ) in London.
