Are flexible spaces the future of the office market?

According to research conducted by JLL, the flexible office space sector in Europe has more than doubled since 2014, driven by the development of start-ups, creative industries, and small- and medium-sized companies. Furthermore, the combination of high tenant activity with the business plans of the world's largest operators means that the volume of flexible space in most European cities will have likely increased by 20-40% in 2018 alone.

Europe’s flexible office market to grow by 30% per year

European cities are embracing flexible space

For growing numbers of employees across Europe's big cities, heading into the office no longer entails sitting at the same desk, next to the same colleagues each day. As more companies of all shapes and sizes choose turn to flexible space – whether its hot-desking areas in buildings they already occupy or taking space in independently owned coworking set-ups - it's fast becoming part of modern working life and a small but increasingly significant part of Europe's office markets. Europe's flex space footprint has doubled since the start of 2015, according to JLL's report. In 2017 alone, flexible space grew by 29 percent, adding around 620,000 square meters.

Coworking operator Spaces enters the Czech market

JLL has successfully rented out the Albatros Business Centre in Prague 1. Almost 3,500 sqm of space on Národní třída will be occupied from spring 2019 by Spaces, a global coworking giant of Dutch origin, which will become a major tenant of the building next to Česká spořitelna. WeWork appoints new head for Central Europe

Heiko Himme has been appointed Head of Real Estate Central Europe at WeWork. Currently Head of Office Agency Germany and Team Leader Office Agency Berlin for Cushman & Wakefield, Heiko will join WeWork by the end of the year. Kathrin Hellwig who has been with Cushman & Wakefield since 2013 will take over his responsibilities as Team Leader of Office Agency – Berlin with immediate effect.

New leases

  • Cushman & Wakefield brokered the lease of a prominent four-storey unit of 5,500 sqm retail area in Prague on Wenceslas Square to HalfPrice, a Polish off-price brand retailer, part of the CCC Group. HalfPrice's flagship store in Prague will be the company's largest store in the world.
  • The global healthcare company, Falck, has chosen the Skyliner in Warsaw, owned by the Karimpol Group as its new office for their IT department in Poland. It will occupy nearly 1,500 sqm of space.
  • A new tenant has moved into Kraków's V.Offices office building. Imperial Brands Services has signed a lease for nearly 1,600 sqm of space. The building's owner, AFI Europe, was represented in the transaction by experts from Knight Frank, while the tenant was represented by the CBRE agency.

New appointments

  • In September, Michal Berski took up the position of head of the warehouse sector at CBRE Poland. He has been with the company for over 10 years. In his new role, he manages strategy and the development of all business lines within the warehouse and industrial sector.
  • Slawomir Czarnecki is the new president of Grupa Muszkieterów and ITM Poland. He has replaced David de Bosschère. The new CEO is the owner of the Bricomarché shop in Świecie and has many years of experience in trade, as well as in the Group's internal structures.
  • LCP Properties, a developer in the Polish retail park market, is continuing to strengthen its organisational structure. Andrzej Plit has been appointed as the new Finance Director. Meanwhile, for the LCP-owned EMKA shopping centre in Koszalin, Daria Kokowska became the new Shopping Center Director.
