The office vacancy rate in Prague dropped to 5.9% in Q4 2025, the lowest level since the beginning of 2020, according to the Prague Research Forum. Despite limited new supply of just 26,600 sqm in 2025, gross take-up reached 573,200 sqm, standing 8% above the five-year average.

Retail developer Scallier has begun construction of a new retail park on Wolności Street in Zabrze. The project is being developed for a private investor, with Scallier serving as investment advisor, developer, and leasing agent.

UDI Group has obtained a building permit for the Shopping Park Líbeznice project, with construction planned to begin in Q1 2026, with completion expected in the third quarter of the same year. All retail spaces in the future facility are already leased.

The value of projects entering construction in July-September 2025 exceeded HUF 1,000 billion at current prices, the second highest level in the past ten years, according to the latest EBI Construction Activity Report Hungary.
