Romania's construction market reached near-record levels in 2025, with work volumes growing almost 8% in the first eleven months compared to the previous year, according to Colliers' annual report. The sector now represents 9% of GDP, the highest share in the European Union and well above the 5% EU average.

Romanian developer Prima Development Group surpassed 5,500 delivered homes at group level across Oradea and Bucharest, and currently has over 3,500 units under construction or in permitting phase.

Romanian developer Bellemonde has announced the start of construction for Bellemonde Privée, a new residential project in Pipera, near Bucharest.

Family Market Tomești, developed by Iulius, has obtained the building permit, marking a step in the development of the convenience retail concept for the local community.

Cordia Romania, a member of the Futureal Group, has acquired an 8,179 sqm land plot in Bucharest from Bog'Art Place and has begun construction on Centropolitan, a residential project featuring 274 apartments and 3,345 sqm of integrated retail space.

The office vacancy rate in Prague dropped to 5.9% in Q4 2025, the lowest level since the beginning of 2020, according to the Prague Research Forum. Despite limited new supply of just 26,600 sqm in 2025, gross take-up reached 573,200 sqm, standing 8% above the five-year average.

Retail developer Scallier has begun construction of a new retail park on Wolności Street in Zabrze. The project is being developed for a private investor, with Scallier serving as investment advisor, developer, and leasing agent.

In the East European region, the aggregated construction outlook for next year has remained positive, only the trajectory has changed a little, according to the winter report of the Eastern European Construction Forecasting Association (EECFA).
