Interest in office space in Prague is not slowing down. Office demand is growing by tens of percents year-on-year, the vacancy rate is slightly decreasing and over 190,000 sqm is under construction, according to the latest office market analysis for Q3 2022 by the Prague Research Forum.

While prior to the pandemic, as many as 76% of organisations employed people to work exclusively in the office, only 24% of organisations surveyed by Colliers say they will adopt the same hiring strategy in the future. With this significant change, we are seeing new developments in the labour market – employees’ expectations towards employers are changing, as well as the way office space is designed, which today must meet the needs of a hybrid workforce. The Colliers report Hybrid and Beyond, prepared in association with partners HRK S.A. and Well.hr, shows the most important aspects of implementing hybrid work in companies operating in the Polish market.

Spanish manufacturer of elevator components Savera is now relocating its production facility to the new CTPark Ostrava Poruba. The relocation was facilitated by Colliers.

Property developer AFI Europe aims to obtain by 2025 the LEED Zero Carbon certification for all ongoing office projects, and also for all future AFI Europe’s projects targeted to be developed in the future in Romania. 

Colliers announced that Kata Mazsaroff has been appointed as the new Managing Director for Hungary. Kata worked at Colliers between 2007 and 2020 where she established the Occupier Services business line, helping Colliers record the highest market share in tenant representation for several consecutive years in the Budapest market. Under Kata’s supervision, the department managed 250,000 sqm of projects for around €300 million lease value.

The Czech industrial real estate market has grown up to 10.14 million sqm in size and surpassed the 10 million sqm mark. In this period, the largest real estate transaction in the history of the Czech industrial market was also registered with a yet undisclosed distributor leasing almost 234,000 sqm, Colliers reported in their last analyses.

The vacancy rate of the Prague Office market has not changed in Q2 2022 and remained at the same value as in the previous quarter. Nevertheless, the rents and service fees continue to rise and the volume of net take-up is the highest since the end of 2019, says Colliers.

Transactions of apartments and houses began to decline starting from the spring of this year, as a result of high energy costs, rising construction materials and fuel prices, in addition to the rising costs associated with mortgages, according to real estate consultancy Colliers. 

Mark Richardson, Director, Head of Industrial and Investment Services at Colliers talked to Property Forum about the impact of the war in Ukraine on the CEE investment market, expected changes in the warehousing sector and the further development of PRS products in Poland and the Czech Republic.

UK-based commercial property fund manager and investor First Property Group concluded the sale of Tureni Logistic Warehouse, with a total area of about 8,300 sqm, in a deal brokered by real estate consultancy company Colliers.
