A new five-star Radisson Blu Hotel has opened in Cluj-Napoca, Romania’s second largest city that is one of the most popular leisure and business destinations in the country.

Asking prices of apartments in Romania fell by 0.3% in June compared to the previous month, with the average listing price of a property reaching €1,745 per sqm. 

Romania is an attractive market for international retail companies which are interested in leasing large areas, often above 1,500-2,000 sqm, according to a report by real estate consultancy CBRE. Bucharest is the leading city with 66,222 sqm of retail spaces under development, followed byu Craiova, Timișoara and Iași.

The office market in Cluj-Napoca is the second largest in Romania following the one in Bucharest and there are eight office buildings with a total leasable area of 130,000 sqm under development that will be completed by 2025, according to real estate consultancy Fortim Trusted Advisors, part of BNP Paribas Real Estate Alliance. 

Residential asking prices in Romania grew by 2.5% in May compared to April to an average of €1,751 per sqm, with Cluj-Napoca remaining the most expensive market in the country, according to the Imobiliare.ro platform. 

Apartments in Cluj-Napoca have the biggest sale prices in Romania, with owners asking for an average of €2,240 per sqm in the first quarter, which was up 21% compared to the same period of last year, shows a report by Imobiliare.ro platform. 

Asking prices for apartments in Romania rose by an average of 3.2% to €1,707 per sqm in April compared to the previous month, while on a 12-month basis prices expanded by 22.3%, according to a report by Imobiliare.ro platform.

The office market in Bucharest expanded by 73,500 sqm to a total stock of 3.27 million sqm at the end of the first quarter of 2022, while leasing activity expanded by 44% compared to the first quarter of 2021, according to CBRE. 

Romanian developer Iulius has announced a new urban regeneration project in Cluj-Napoca that will be jointly developed with Atterbury Europe following an investment of more than €500 million.
