Earlier this week, Prague Mayor Zdeněk Hřib and Warsaw Mayor Rafał Trzaskowski visited the Ukrainian capital and invited Kyiv to join the Pact of Free Cities. Founded in 2019 by the mayors of Bratislava, Budapest, Warsaw, and Prague, the pact aims to strengthen the values of freedom, dignity, democracy, and the rule of law.

Immofinanz issues statement on CPIPG takeover

The Executive Board and Supervisory Board of Immofinanz have issued supplementary statements on the announcement by CPI Property Group SA (CPIPG) of the increase in the offer price to €23.00 per share (cum dividend) and increase in CPIPG’s investment in Immofinanz to roughly 48.18% through the purchase of shares from S Immo AG. The Executive Board and Supervisory Board still view the improved offer price as too low given the successful development of Immofinanz and the current value of the company. Moreover, the offer price does not include an appropriate control premium in connection with CPIPG’s intention to attain control over Immofinanz.

Change of guard in CEE: The birth of a €20 billion empire

Czech businessman Radovan Vítek has amassed a fortune estimated at around €4.1 billion while increasing his influence in the European property sector. Vítek holds firm control of CPI Property Group, the company he founded with assets topping €11 billion and has gradually built majority stakes in Globalworth and Immofinanz, both competing groups in Central and Eastern Europe. By purchasing controlling participations in these companies, Vítek could build his property investment empire across CEE to the tune of around €20 billion and 7 million sqm of developed space, covering every country and asset class in the region. This story is a prime example of the rise and strength of local capital in CEE, in addition to the gradual decline of influence held by Austrian companies over the region.

CA Immo expects highly positive net revaluation result for 2021

Based on independent external appraisals, CA Immo expects a positive net property revaluation result of around €355 million (around €3.52 per share) for the fourth quarter of 2021. Overall, a highly positive net property revaluation result of approximately €540 million (around €5.36 per share) is expected for the business year 2021, which will significantly exceed the reference value of the previous year of €184 million. The result reflects the still attractive market environment FOR Class A properties in Germany and especially in Munich and Berlin despite the Covid-19 pandemic.

C&W: Polish market is still on the lead among investors

In 2021, commercial property investment volumes in CEE continued to trend upwards, increasing 6.9% on 2020. However, they still remained 15% below the five-year rolling average. Industrial and office investment activity predominated, and we saw notable evidence of price improvements with yield compression in all segments, but especially in the industrial sector, where the price growth was almost 20%. Savills IM's transaction volume reaches €4.1 billion in 2021

Savills Investment Management, the international real estate investment manager, transacted more than €3.4 billion globally in 2021, including c. €2.6 billion in Europe and c. €670 million in Asia. Globally, transactions included around €2.1 billion of acquisitions and around €1.2 billion of disposals, resulting in a net investment of c. €900 million. The firm now manages approximately €24.8 billion in assets under management (AuM) as of September 2021

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
