The latest Savills Workthere Flexmark 5.0 report, covering 149 flexible office operators worldwide, confirms that the flexible workspace market is entering a new phase of maturity. Many global trends are directly reflected in the Polish market, which is developing at a pace comparable to leading European markets.


One of the most important findings is the growing role of large corporations in flexible office demand. Traditionally associated with startups and small companies, flexible offices are now becoming an integral part of real estate strategies for major organisations seeking flexibility, cost efficiency and the ability to attract and retain employees.

"We see this trend in Poland too. Large corporations, particularly from IT, financial services and BPO/SSC sectors, increasingly use flex spaces as part of Core & Flex strategies - combining permanent headquarters with flexible locations adapted to changing team needs. The flexible office market in Poland is growing dynamically - in 2024 alone, flex operators in regional cities leased 27,900 sqm, representing 42% year-on-year growth," says Thomas Jodar, Head of Workthere Savills Polska.

The report confirms that collaboration zones are a key element of flex spaces for 86% of respondents, perfectly aligning with the needs of companies implementing hybrid work models. Currently, 110 flex locations operate in Poland's regional cities with total space exceeding 193,200 sqm and over 24,200 workstations.

According to Flexmark 5.0, 66% of respondents identify the growth of management agreements between operators and property owners as the most important trend until 2030. Additionally, 47% point to the growth of flex products run directly by landlords, and 43% to the development of white-label models. "This phenomenon is already visible in Poland. Building owners, especially in Warsaw, Kraków and Wrocław, increasingly include flex zones managed by specialist operators in their projects or develop their own products," says Wioleta Wojtczak, Head of Research, Savills.

According to the report, 85% of flex operators plan expansion in the coming years. Poland is on the radar of both global operators and new regional players. Alongside international brands like WeWork, Regus and Mindspace, Polish operators are developing dynamically - The Shire, BeIN Offices, Puzzle Office, Chilliflex, Ace of Space. Kraków and Wrocław remain leaders, together accounting for 58% of all flex stock in regional cities - 63,200 sqm and 48,800 sqm respectively.
