CBRE leases 1 million sqm of offices in CEE in 2019

Although there has been a slight decline in total office demand, CBRE leased 1 million square meters of office space last year in the CEE region. For Romania’s office market, 2019 was a prolific year, with the modern stock surpassing 3 million sqm and, finally, with a reversal of classes composition: Class A became the preponderance with 53% of the total. As the main market of the country, Bucharest faced a strong demand, approximatively 386,000 sqm being leased in 2019 – an impressive 19% growth compared with 2018

Pre-leases drive Warsaw’s office market

According to the latest “Occupier Economics” report prepared by Cresa Poland, gross take-up hit an all-time high in the Warsaw office market in 2019. Leasing volume came to almost 880,000 sqm, up by nearly 42,000 sqm on the previous peak year 2015. The market reported an approximately 7% increase in total office take-up in the four quarters of 2019 compared to the annual average for 2015-2019.

Prague’s flex office market grows rapidly

The total stock of coworking and flexible office space in Prague reached 75,000 sqm by the end of 2019, as eight new centres opened their doors to take the total number to 59, according to the latest Savills research. Similar growth of the flexible office space sector is expected in 2020, which would take the total stock to almost 100,000 sqm.

Growing demand for flex office space in Poland

Atenor obtains building permit for Bucharest project

Atenor announced that the final building permit for the Dacia One project has been obtained. Dacia One is located on the crossing between two of Bucharest most prestigious boulevards, Calea Victoriei and Bulevardul Dacia. The project includes two separate buildings consisting of a historic listed villa (1,500 sqm) formerly occupied by the German Legation and a new state-of-the-art Class A office building (13,500 sqm).

Yareal Polska’s Warsaw office development now fully leased

Latest news


New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
