A new high-rise building replacing an older hotel on the busy Bajkalská street in Bratislava has received an EIA approval, reports YIMBA.sk.


Developer Estate 01 tried to rebuild the building on Bajkalská Street in Bratislava as early as 2021, but the opinion on the investment plan from the Municipality was negative. The project of Aston 2.022 has undergone modifications and the city finally issued a favourable opinion.

In June 2023, the Environmental Impact Assessment (EIA) process began. After more than eight months, the Bratislava District Office issued a decision. The project will not be assessed further, i.e. the process will end in investigative proceedings. The decision is not yet valid.

The plan envisages the demolition of the existing building. The new design shows a mixed-use complex, with the prevailing function of housing and temporary accommodation. The upper seven floors of the 22-floor hotel block are designed for rentable apartments, operationally separate from the hotel. On the ground floor, in addition to the entrance areas to the hotel and apartment sections, there will be areas for shops and services, and a kindergarten is planned under section B3. Parking, technical and storage areas are to be located in a common underground garage. The date for the start of construction depends on the speed of the following permitting processes.

  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
