HB Reavis Group sells Váci Corner Offices in Budapest

HB Reavis Group and Zeus Capital Management have completed the sale and purchase of Váci Corner Offices. HB Reavis Group’ first development in Hungary, located in the heart of the Váci út office corridor in Budapest, has been purchased by a group of investors represented by Zeus Capital Management. This is the first major office transaction in the Hungarian real estate market in 2016, as well as a milestone in the business development of HB Reavis in Hungary. This acquisition is made by Zeus Capital Management in relation to its commercial properties investment platform dedicated to Central East and South East Europe.

Budapest is back on the map

After many long years Budapest once again had a booth at the world’s most important real estate expo, MIPIM. With this, Budapest at least partially returned to the investor marker, since traditionally every significant Central European city is represented by a booth. The Hungarian capital has not quite attained the investor attention that for example Warsaw has, but investor sentiment towards the Hungarian property market has improved noticeably recently, and this can be experienced in Cannes too.

Property investors intend to be very active across the region

According to CBRE’s 2016 EMEA Investor Intentions Survey almost half (48%) of all surveyed expect their purchasing activity to be higher than last year, compared with just 15% who expect to be less active buyers. 43% also expect their selling activity to increase, indicating a buoyant and liquid real estate investment market for the region in 2016.

Skanska sells eleven buildings in three countries during 2015

In 2015 Skanska Commercial Development Europe signed final sale agreements for eleven office buildings located in three Central and Eastern European (CEE) countries, achieving a total transaction volume of nearly 500 mln EUR for the year. Skanska is now compiling its sales portfolio for 2016 and continues to purchase land for new development projects.

CEE real estate investment volume rises 20% in 2015

Investment into Central and Eastern European (CEE) countries (excluding Russia) for 2015 reached a historic high level at over €9.6 billion, representing a 20% increase year on year. Czech Republic and Poland put in a particularly strong performance, recording investment volumes of EUR 2.7 billion and EUR4 billion respectively.

CTP acquires Hungarian portfolio

International investor and developer, CTP, has successfully concluded the purchase of a portfolio of industrial real estate in Hungary. With this acquisition, CTP further increases its footprint in Central Europe, with a TRA exceeding 3,250,000 sqm as of January 2016.

Immofinanz sells logistics portfolio to Blackstone

Immofinanz has signed a contract with Blackstone for the sale of its entire logistics portfolio. The transaction covers all 36 logistics standing investments with approx. one million sqm of rentable space, which are located for the most part in Germany (24 properties) as well as in Hungary (5), Romania (3), Poland (2), Slovakia (1) and Russia (1). Blackstone will also purchase three development projects with approx. 65,000 sqm currently under construction in Hamburg (DE), Bucharest and Ploiesti (RO), which will be completed by Immofinanz, as well as land reserves. Blackstone will integrate all the assets into Logicor, its European logistics platform.

New leases

  • Cushman & Wakefield Echinox moves its headquarters to the office building developed by businessman and former tennis player Ion Tiriac. The company rented here a space between 300 and 500 sqm.
  • CBRE Romania will move from this summer to a new headquarters. The company rented almost one floor of One Tower, which has 1,400 sqm.
  • Furniture retailer Mobexpert leased 2,000 sqm of warehouses and offices in Constanța Business Park, developed by Global Vision and Globalworth. Following recent transactions, Constanța Business Park has reached an occupancy rate of 70%.

New appointments

  • JLL Romania consolidates its industrial team by recruiting Ciprian Sîrbu in order to provide Supply Chain services on the local market. Ciprian Sîrbu has over 10 years of experience in logistics, e-commerce, and industrial supply chain, completed by 7 years in which he worked in the IT field. His role within JLL is to provide advice to customers in streamlining the supply chain like the need for such services increases.
  • Simona Costache has joined Romanian developer One United Properties as Executive Director, Residential Sales. With 15 years of experience in real estate, Simona has been involved in sales, rental and facility management for residential developers in Bucharest.
  • Penta Investments has appointed three new Partners. Fabrice Dumontheil, Václav Jirků and Marián Slivovič have become co-owners and leaders of Penta. Fabrice Dumontheil has been with Penta since 2012. He is the CFO of the entire group, responsible for the strategic financial management of Penta group as well as for group IT strategy. Václav Jirků will be responsible for managing the healthcare investment portfolio as well as the international network of Dr.Max pharmacies. Marián Slivovič will primarily cover Penta's investments in banking and Slovalco, as well as in media projects in Slovakia and Czech Republic.
