Greykite European Real Estate Fund I, its affiliates, and White Star Real Estate have announced key milestones in the transformation of the Digital Ursus site in Warsaw, signalling the successful early repositioning of a former logistics property into a strategic digital infrastructure hub.


Located just 8 km from central Warsaw and 6 km from Chopin Airport, the 20,000 sqm site has secured a long-term lease with a global leader in data centre solutions, underscoring strong demand for high-quality facilities in Poland’s capital. The site’s prime location continues to attract interest, with multiple occupiers recently extending or expanding their leases.

One of the project’s most significant achievements is the rapid scaling of power capacity—from 18 MW to a planned 65 MW within a year—enabling the facility to meet the growing demands of data centre operators. This increase reflects a broader market trend: Poland’s data centre sector is expected to triple by 2029, driven by surging demand for cloud computing, colocation, and digital services. Warsaw remains at the heart of this growth, currently accounting for nearly 70% of the country’s commercial colocation and hosting capacity.

Michael Abel, Founder and CEO of Greykite, highlighted the speed and scale of the transformation: "We are very pleased with the fast value creation that we have been able to showcase in our Digital Ursus data centre project – having signed a long-term lease with a top data centre operator, relocated multiple existing tenants, and increased the power to 65 MW, all within a period of six months."

He added that the project was always envisioned as a platform for long-term investment in a sector with strong tailwinds and that its early success validates Greykite’s long-term commitment to digital infrastructure in Europe.

Dan Valenzano, Senior Partner at Greykite, emphasised the project’s strategic significance: "The commitment of one of the key tenants from the data centre sector to the property confirms its new strategic significance for digital infrastructure development in the region."

Dariusz Domański, Managing Partner at White Star, echoed these sentiments, noting that the Ursus site is transitioning from a traditional logistics park into a modern, infrastructure-ready facility tailored to digital services. "This success is the result of close cooperation between all parties and the project’s flexibility, allowing it to respond effectively to evolving market needs," he said.
