Three French investment funds have entered the Polish commercial real estate market through the acquisition of logistics assets, in moves supported by BNP Paribas Real Estate Poland.


Alderan acquired three newly developed last-mile cross-dock logistics facilities in Ciechanów, Jelenia Góra and Tarnobrzeg. The assets are fully leased to Inpost, providing approximately 18,000 sqm of logistics space. The facilities were completed between 2023 and 2024 and are designed to support urban and regional distribution.

Epsicap REIM entered the Polish market through the acquisition of a city logistics asset in Poznań. The property comprises approximately 9,500 sqm of space and is leased to tenants including Mora, Pharmalink and Quick Service Logistics Polska. "Poland has nearly 40 million inhabitants and its economy is strong. The logistics sector is booming, creating numerous real estate opportunities," says Florian Le Quéré, Head of Investments, Partner at Epsicap REIM. "We intend to further expand our presence in Poland with two additional acquisitions expected within the next few months."

Cristal Life, a real estate investment trust managed by Inter Gestion REIM, acquired a cross-dock logistics asset in Słupsk within 7R Park Słupsk. The property comprises approximately 8,800 sqm and is fully leased to Inpost. "This acquisition marks Cristal Life's first investment in Poland. The Polish logistics market is supported by structural trends, notably the continued growth of e-commerce," says Ornella Levy, Head of real Estate at Inter Gestion REIM.

"These transactions reflect growing confidence in the resilience of the Polish economy. We are seeing a shift in sentiment among international investors - many are no longer in a 'wait-and-see' mode but are ready to deploy capital," summarises Mateusz Skubiszewski, Head of Capital Markets Department, BNP Paribas Real Estate Poland.
