Scallier has begun commercialisation of a retail park to be developed in Ruda Śląska-Kochlowice on Józefa Piłsudskiego Street. The project is being developed by Merkury and is scheduled to open in spring 2028. The scheme will offer approximately 6,580 sqm of leasable space and 111 parking spaces, on a site of more than one hectare surrounded by single-family and multi-family residential buildings.
The park is located near the A4 motorway and 2 km from the Drogowa Trasa Średnicowa (DTŚ), a key transport corridor of the Upper Silesian-Zagłębie Metropolis, providing connections to Katowice, Chorzów, Zabrze and Gliwice, as well as to various districts of Ruda Śląska. The compact format allows individual units to be tailored to tenants' requirements. Kochlowice, with a population of around 30,000, is one of the largest districts of Ruda Śląska and borders Katowice, Chorzów and Mikołów.
"The retail property market, and the retail park segment in particular, remains in a favourable investment phase, offering significant growth potential. The strong investment momentum in this sector is underpinned by Poland's sound economic fundamentals and growing retail sales, which are attracting new brands and discount chains to the country as they seek cost-efficient, well-located retail space," said Anna Wojciechowska, Senior Leasing Manager at Scallier.
"Retail parks also remain one of the most highly valued investment segments. The first half of 2026 saw a clear return of capital to the retail property market. The value of transactions in the sector exceeded the total recorded for the whole of 2025. The segment also posted its highest investment volume for the first half of a year in eight years," Wojciechowska added.
