Archicom, a property developer within the Echo Group, has received an occupancy permit for the second phase of its Flow development in the New Centre of Łódź. More than 80 per cent of the flats in the phase have been sold, with only a small number of one- and two-bedroom units remaining available.

The Flow project is situated in a central district of Łódź that has seen ongoing residential development in recent years. Archicom operates across Poland as part of the Echo Group structure.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.

AXI IMMO reports growing divide in Kraków office market

Kraków's office market recorded lower occupier activity and limited new supply in the first half of 2026, according to AXI IMMO's latest report. Gross take-up totalled 73,000 sqm, a 58% year-on-year decline, while net take-up reached 36,000 sqm, down 27% year on year. Manufacturing companies accounted for the largest share of demand at 31%, followed by the financial sector at 20% and IT companies at 15%. The largest transaction was a new lease signed by Brown Brothers Harriman for 13,700 sqm at WITA C, with Akamai renewing at Vinci Office Centre (5,400 sqm) and PepsiCo renewing and expanding at Brain Park A (5,400 sqm).

Prague rental market growth expected

Prague's build-to-rent (BTR) market remains stable in the first half of 2026 while preparing for further expansion, according to BTR Group's Living Sector Market Report H1 2026. There are currently 3,400 BTR units in operation across 23 projects, with the total tracked market, including projects under construction and in preparation, reaching approximately 15,000 units. More than 1,000 new BTR units are expected to enter the Prague market in each of 2027 and 2028.

BIG Poland opens retail park in Grodzisk Mazowiecki

BIG Poland has completed the rebranding of the former Grodzisk Sfera Park and officially opened BIG Grodzisk Mazowiecki, its second retail park in the Mazowieckie voivodeship. The property, located at Żyrardowska 14 close to the centre of Grodzisk Mazowiecki, offers approximately 11,000 sqm of GLA across 19 stores and service outlets. Tenants include Biedronka, Sinsay, New Yorker, JYSK, RTV Euro AGD, Rossmann, Pepco, Dealz, KiK, TEDi, Martes Sport, Maxi Zoo, Woolworth, Świat Książki and Kodano Optyk, as well as food and beverage operators. The fully leased park provides 350 parking spaces and benefits from access to the A2 motorway and the DK50 national road.
