Romania is positioning itself as a key retail market in Central and Eastern Europe, with developers shifting focus from large cities to smaller communities, according to a Colliers report. While large cities previously concentrated three quarters of modern retail stock, rising incomes and demand for modern formats are making communities of around 50,000 inhabitants attractive for new investment, with retail parks driving development.

First Property Group has completed the sale of the Dr. Felix 87 office building in Bucharest's Piata Victoriei area to Bucur, a company listed on the Bucharest Stock Exchange. Colliers acted as the exclusive sell-side advisor in the transaction.

More than 417,000 sqm of industrial space were leased in H1 2025, marking an over 20% increase compared to the same period in 2024, according to Colliers data. 

Colliers Romania has been appointed to coordinate the repositioning process for the two Unirea Shopping Centres in Bucharest and Brașov. These centres boast significant retail spaces, with the Bucharest location covering over 80,000 sqm and the Brașov centre 16,000 sqm.

In 2025, deliveries of over 200,000 sqm of new retail space are expected in Romania, of which almost half will be shopping malls, according to a report by Colliers Romania.

Romania’s retail stock expanded by around 106,000 sqm during H1 2026, with another 205,000 sqm under development that could help the country reach the 5 million sqm milestone at the end of 2026, according to a Colliers report. 

The real estate division of Rădăcini Group has purchased the Brico Depot DIY store in Iași for an undisclosed sum. The store has a sales area of approximately 8,000 sqm, with around 200 parking spaces and was opened in 2007 as a Praktiker brand. 

Around 120,000 sqm of retail projects are slated for delivery in the second half of 2022, although some projects could be delayed until the first part of 2023, especially if the developers meet certain difficulties with the construction or leasing process, according to real estate consultancy Colliers. 

Romania’s retail sector will see new deliveries of projects covering around 121,000 sqm, of which 62% are small structure, mainly retail parks, according to a report by real estate consultancy Colliers.
