by Property Forum | Report

From capital allocation to residential demand and the future of core assets, the key questions facing Slovakia’s real estate market will be tackled by those making the decisions. Next week's Bratislava Property Forum 2026 brings together investors, developers, lenders and occupiers for a day of insight into where the market is heading next.

The day opens with a macroeconomic outlook from Zdenko Štefanides, Chief Economist at VÚB banka, setting the scene with an analysis of key risks, growth drivers and the broader economic environment. This is followed by Rudolf Nemec of Cushman & Wakefield Slovakia, who will provide an overview of the investment market before moderating a panel focused on capital flows, pricing and investor strategy. The investment panel will bring together representatives of IAD Investments, Mitiska REIM, Sandberg Capital, SINGU and Gránit Asset Management to examine where capital is being deployed and how investment strategies are evolving in a stabilising but still uncertain market.

In the second part of the programme, Hubert Abt of workcloud24 will explore how operational performance and data are increasingly influencing liquidity and asset value. The focus then shifts to residential, where experts from Sibareal, Mint Investments, Tatra banka, YIT Slovakia and Alto Real Estate will discuss demand trends, financing conditions and development strategies in today’s environment.

The agenda also includes a dedicated retail perspective from Felix Faehre of Kaufland Slovakia, before concluding with a forward-looking panel on how core asset classes are being redefined. Speakers from GARBE Industrial Real Estate, Immocap, Access4you International, OPC Holding and Panattoni Slovakia will examine how office, retail and logistics assets are adapting to changing occupier needs and investor expectations.

Together, the speakers reflect the full spectrum of the market, from investors and developers to lenders, occupiers and technology providers, offering practical insights into the next phase of the cycle.

Bratislava Property Forum 2026 will take place at the Sheraton Bratislava Hotel on March 26th, starting at 9:00.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
